About our gutter survey in North Marston

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. We survey on weekdays and at weekends. If you’ve noticed leaking or loose downpipes and brackets that have dropped or snapped, a survey will tell you what’s going on, on eaves gutters, fascias and soffits and downpipes alike.

In a small place like North Marston, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Landlord and commercial surveys in North Marston

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey seven days a week, which helps when tenants work during the week.

How we price gutter surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The size of the roof
  • The type of building, from a house to a block or an office
  • The package you choose: Basic, Standard or Premium
  • How many separate roofs there are, such as extensions, dormers and garages

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

What we need to know

Getting the details right at the start saves time. Please include:

  • Where water is showing inside, if it is
  • The kind of building and roof involved
  • Anything about access we should know
  • Why you want a survey: buying, a leak, a storm or new work

Getting a price is simple: just ring 07833 053749 or use the contact form, tell us about the property and we will suggest the right survey. The price is agreed up front.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Gutter surveys in North Marston: local notes

Historic houses such as Claydon House, about 3.8 miles north-west, show how far back building in the area around North Marston goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live in an older home near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like North Marston Church of England School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How the survey works

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Rural addresses near North Marston can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Advice

Do you need a gutter survey in North Marston?

Valley, parapet and box gutters are frequently lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building, because there’s no outer edge for it to spill over. Lead is also a target for theft.

Look out for signs like these:

  • Water backing up from a hidden gutter
  • Brackets that have dropped or snapped
  • Cracked or loose downpipes
  • Joints that drip after rain

For landlords with property near Aylesbury Vale Parkway station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Before you book any roof surveyor

  • Whether any drone flown is registered with the CAA
  • Their track record with similar roofs
  • What exactly goes into their report
  • Will they check the loft as well as the outside?

What a good roof survey covers

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check that downpipes are firmly fixed to the wall
  • Check from the ground or a window, not a ladder
  • Watch the gutters during heavy rain
  • Get trees that overhang the gutters trimmed

Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.

Have your gutters cleared at least once a year or more often near trees. The best time is usually after the leaves have dropped. Clean gutters can do their job.

North Marston: your questions answered

Do you survey roofs for landlords with property near Aylesbury Vale Parkway station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Does a conservation area affect roof work in North Marston?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside the wall itself, so the report covers what can be seen.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

How long does a gutter survey take?

It usually takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. We’ll give you an idea when you book.
