North Marston Flat Roof Survey
Find out what’s going on with the flat roof before you spend money on it. Flat roof surveys in North Marston, with photos and a clear written report.
- Standing water left after rain
- A sagging deck under the covering
- Loose or cracked edge trims
What this survey can’t tell you
A survey is a careful look at the flat roof, but it cannot do everything. Its limits include:
- Whether old sheeting or boards contain asbestos
- Structural calculations, which need a structural engineer
- The condition of the deck or insulation hidden under the covering

Flat roof surveys for homes and businesses in North Marston
Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photos so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so please call 07833 053749 or use the contact form with the address and an idea of the roof’s size. We survey GRP fibreglass, single-ply membranes and EPDM rubber, and people most often book us about dips that suggest the deck is deflecting and splits and cracks in the covering.
Somewhere as small as North Marston, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when you book.
The report does not just list problems. It explains what we found, why it matters and what we recommend.

How the survey changes by roof type
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photos.
Felt and built-up roofs
Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
What you can safely check yourself
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
How it works
It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take between one and two hours at most homes; commercial roofs usually need 3–4 hours. Cottages and farmhouses around North Marston often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Before the survey
- Dig out any old roof reports or invoices
- Let us know about parking before the day
- Leave side gates unlocked

North Marston questions
Is my home in North Marston listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Do you cover North Marston?
Yes. Our area covers London and South East England, and North Marston is part of that. You can call 07833 053749 or send us an email with the address and a few details, and we’ll talk through which survey suits.
Do you take photos of the roof?
Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.
Is a flat roof survey the same as a building survey?
No. It is a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and it isn’t a structural engineer’s report.
Do you carry out surveys on Saturdays and Sundays?
Surveys run on any day of the week. To arrange a date, call 07833 053749 or send us an email.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Do you go up onto the roof?
We inspect from wherever is safe: the roof itself where that is safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.
When to book a survey in North Marston
Water that doesn’t drain sits on the roof and speeds up wear. It typically comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.
A survey makes sense if you’ve noticed:
- Gaps at upstands and abutments
- Outlets choked with leaves and silt
- Pools of water lying on the roof
- Splits, cracks and crazing
If you look after a building such as North Marston Church of England School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
What to check before booking
- Their insurance cover
- What happens after the report arrives
- When you will get the report
- Whether any drone flown is registered with the CAA
For landlords and managing agents
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or email us with the addresses.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Local flat roofs in North Marston
Claydon House, about 3.8 miles north-west, is one of the historic houses in the wider area around North Marston. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.
For landlords with property near Aylesbury Vale Parkway station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For an older house near a landmark such as Church of St Mary, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
