What this survey cannot tell you

It’s a careful look at the leaking roof, not the whole story. Its limits include:

  • The repair itself (the investigation finds and reports the cause)
  • A structural engineer’s report
  • Plumbing leaks that look like roof leaks

If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey before you book. The full list of what we check.

What we look at

  • Valleys and parapet gutters
  • Rooflights and dormers
  • Chimney stacks
  • The roof space
  • Flat roof details
  • Lead flashings
  • Slate and tile slopes

How a roof leak investigation works in North Marston

Not every drip is a leak. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Telling the two apart matters, because they need very different work. We look at the pattern of damp, the weather and the ventilation before reaching a view. Typical surveys look at water dripping from rafters or underlay and staining around the chimney inside, on flat roof details, the roof space and lead flashings.

For a small place like North Marston, the inspection is the same as anywhere: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Roof by roof

Lead flashings

Water from a failed flashing can travel down the wall or along a rafter. We check every flashing that could feed the stain.

Chimney stacks

Chimneys let water in through pointing, flaunching, flashings and open pots. We check each one as far as we can safely see.

Practical tips

These tips come from what we see on roofs every week:

  • Check whether pipes or tanks run near the stain
  • Protect furniture and flooring under the leak
  • Keep water away from lights and sockets
  • Make sure the loft is accessible

With the Standard Survey you get a follow-up consultation, while Premium includes one in person. It’s a chance to ask about anything in the report.

Check the loft after heavy rain, with care and a good torch. Watch for water marks, wet underlay and damp wood. Photograph anything new.

What happens on the day

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Somewhere like North Marston needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Getting ready for the survey

Questions from North Marston

Will you come out to North Marston?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is North Marston in the area you cover?

Yes, North Marston is one of the places we work. The survey and report are the same in North Marston as anywhere else.

Does the investigation include the repair?

Our job here is to trace the leak and explain it, not to carry out the repair. The report gives any roofer a clear brief.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Is there anything I need to do before the visit?

Note when the leak appears and what the weather was doing, and take photos. Move stored items away from the loft hatch. If water is near any fittings, have an electrician check them.

Is thermal imaging part of a leak investigation?

Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. We always check what it shows with moisture readings.

Why does not the damp patch line up with the hole?

Rain that gets in will run along whatever it lands on. On a flat roof it can travel under the covering before it shows. Following that route is what our investigation does.

What we are asked to look at in North Marston

Chimneys can let water in by several routes. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. It can show up on the chimney breast, nearby ceilings or in the roof space.

It is worth booking a survey if you’ve seen:

  • Damp underlay across a wide area
  • Damp on a chimney breast
  • Staining where a gutter or parapet meets the wall
  • Ceiling stains that grow after rain

Take an older house close to Church of St Mary: water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Before booking any roof surveyor

  • Their drone registration, if they fly one
  • Is there a chance to talk the report through?
  • How soon the report will arrive
  • Will they check the loft as well as the outside?

What to expect from a roof survey

What happens if roof problems are left?

Wet insulation doesn’t insulate well. Insulation can soak up water quietly before anything shows below. Catching it early limits what has to be replaced. Where a roof is exposed, as many are in small places like North Marston, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Roof leak investigations around North Marston

Historic houses such as Claydon House, about 3.8 miles north-west, show how far back building in the area around North Marston goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Different coverings let water in at different points, which shapes where the search starts.

Take a building like North Marston Church of England School: on a building that size, finding the source of a drip means looking well beyond the stain.
