Landlord and commercial surveys in Oving

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps when budgeting.

Flat roof survey in Oving

Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. We survey EPDM rubber, single-ply membranes and GRP fibreglass, and the problems we are asked to look at most are ponding water that doesn’t drain away and raised blisters across the surface.

Older buildings in small places like Oving may be listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Questions from Oving

Do you carry out roof surveys in Oving?

We do. The survey and report are the same in Oving as anywhere else.

Do you cover smaller places like Oving?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Should I worry about standing water on my flat roof?

Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and it wears the covering faster. We record where it sits and the likely cause.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

How do I book a survey in Oving?

Simply phone 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Can you find where water is getting through my flat roof?

Our survey looks across the whole roof, not only above the stain. Every split, lap, upstand, outlet and rooflight we can see is checked. Where nothing visible explains the leak, the report says what to try next.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.

Why get it checked now?

Before replacing a flat roof, it’s useful to know if you really need to. Sometimes some details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. Outbuildings and barns around Oving are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

When to book a survey in Oving

Ponding keeps the covering wet and wears it faster. It typically comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.

A survey makes sense if you’ve noticed:

  • Splits, cracks and crazing
  • Upstands pulling away from walls
  • Raised blisters across the surface
  • Failed seals around rooflight kerbs

Take an older house close to Church of All Saints: flat-roofed rear additions and dormers added over the years are worth checking.

What to check before booking

  • What exactly goes into their report
  • Are they insured for the work?
  • What follow-up you get after the report
  • Will they check the loft as well as the outside?

What a roof survey includes

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes an hour or two for a small flat roof at home, and longer for a large commercial one. In a small place like Oving, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Preparing for the visit

  • Show us where any leaks or stains appear
  • Leave a clear route to the loft
  • Gather any invoices or paperwork from past roof work

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Before and after the survey

You do not need to be a roofer to help. What helps most:

  • Keep records of when the roof was laid and what work has been done
  • Check from a window for ponding after heavy rain
  • Treat rooflights and old sheeting as fragile
  • Ask whoever fits equipment on the roof to make good the covering

Once we’ve been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.

Flat roof surveys in Oving: local notes

About 4.5 miles south-west lies Waddesdon Manor, a reminder of how long the area around Oving has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
