Thermal roof survey in Orchard Leigh

What a thermal camera can show depends a lot on the weather. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast when booking, and our report notes the conditions and how they affected what we saw. We are frequently asked to look into wet insulation beneath the membrane and cold areas below the roof, across commercial roofs, pitched roof slopes and loft conversions.

In a small place like Orchard Leigh, open ground can mean strong wind. A small drone can’t fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

The survey, step by step

Safety comes first on every visit. We inspect what can safely be seen, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Somewhere like Orchard Leigh needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Before we arrive

  • Move anything stored under the loft hatch
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Keep pets out of the way during the survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

Advice

Flying and imaging in Orchard Leigh

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Chenies Manor House, about 3.6 miles south-east, is one of the historic houses in the wider area around Orchard Leigh. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Ley Hill School will know that a view from above covers a wide roof far faster than walking it. For an older house near a landmark such as St George's Church, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps.

Different roofs, different checks

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. The report explains what the images can tell you and what they cannot.

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.

What affects the price in Orchard Leigh

We confirm the price for your roof before booking. These are the things that affect it:

  • Whether thermal imaging or a drone is needed
  • Features like valleys, chimneys, dormers and parapets
  • The height of the building and how the roof can safely be seen
  • Whether it is a home or a commercial building

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Thermal roof survey starts from £400, including VAT.

What we need to know

A little information up front helps. It is useful to include:

  • Whether there is a loft hatch, a shared roof or tricky access
  • The style of property, from a terrace to a block
  • Photos of the roof, taken safely from ground level or a window
  • The property’s address and postcode

To arrange a survey, ring 07833 053749 or send us an email and let us know the address and what’s prompted the survey. You’ll know the price before anything is booked.

Common questions in Orchard Leigh

Is Orchard Leigh in the area you cover?

Yes, Orchard Leigh is one of the places we work. The survey and report are the same in Orchard Leigh as anywhere else, and visits run on weekdays and weekends.

How do I find out if my home in Orchard Leigh is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

How long will you be at the property?

Most surveys take an hour or two for most homes, plus time to check any thermal findings with moisture readings. We’ll confirm the timing as you book.

What do I do with the report?

You’ll get the report by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

What does a thermal roof survey show?

A thermal camera shows differences in surface temperature. The patterns can suggest wet insulation, gaps in insulation or heat escaping. We check what it shows with moisture readings.

Can thermal imaging show missing insulation?

The camera can point to heat loss and gaps in insulation. The survey isn’t an energy rating or a heat loss calculation, but the report shows where to look more closely.

What happens if roof problems are left?

Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. For older village homes like those around Orchard Leigh, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

To find out what your survey will cost, phone 07833 053749 or use the contact form and tell us about the roof. We will confirm the figure before booking.

What a thermal roof survey doesn’t cover

In fairness, a roof survey has limits:

  • Hidden layers that need to be opened up to check
  • Whether the deck or roof structure is strong enough
  • An energy rating for the building

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey before you book. What our survey covers.
