How a thermal roof survey works in Tyler's Hill

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. We survey loft conversions, insulated roof spaces and pitched roof slopes, and people most frequently book us about damp where roofs meet walls and chimneys and wet areas near outlets and upstands.

Older buildings in small places like Tyler's Hill may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.

Where we cannot see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What we do, step by step

Once we have finished looking, we write up our findings as a report with photos. As for time on site, most surveys take between one and two hours on an ordinary house, and longer for a large or complex roof. Rural addresses near Tyler's Hill can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

How we price thermal roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Roof area
  • Features like valleys, chimneys, dormers and parapets
  • Extra roofs, like extensions, dormers or garages
  • The package you choose: Basic, Standard or Premium

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Getting in touch

A little information up front helps. Please include:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any photos you have, taken from ground level or a window
  • Your postcode, so we can check access and travel
  • When you need the report by

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or drop us an email.

Useful tips for Tyler's Hill property owners

You don’t need to be a roofer to help. Here’s what helps most:

  • Do not climb onto the roof to look for leaks yourself
  • Don’t switch the heating off before the visit
  • Ask us about the forecast if rain is expected
  • Take photos of stains as they appear, so we can compare

Once we have been, the thermal images, photos and readings go into a single report. We explain what each image may mean, alongside what we recommend. With a Premium Survey, you get the report the same day.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

How the survey changes by roof type

Felt and asphalt flat roofs

Felt and asphalt roofs frequently show wet areas as patches that differ from the rest. We check those patches with moisture readings.

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. It focuses the survey on the areas that matter.

Thermal roof surveys in Tyler's Hill: local notes

Historic houses like Chenies Manor House, about 3 miles south-east, show how far back building in the area around Tyler's Hill goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

For an older house near a landmark such as St George's Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Common roof problems in Tyler's Hill

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. Patterns can point to wet areas and show which parts look sound, so we know where to take moisture readings.

Here are some of the things we see often:

  • Thin or uneven insulation in the roof
  • Stains that keep coming back
  • Damp around roof outlets and upstands
  • Wet insulation beneath the membrane

For site and facilities teams at buildings such as Ley Hill School, thermal images can show where wet insulation sits under a big flat roof.
