Landlord and commercial surveys in The Flints

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Landlords, agents and building managers in The Flints and across Hertfordshire can book any of our surveys. To discuss a property or a block, call 07833 053749 or email us.

How a flat roof survey works in The Flints

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so please call 07833 053749 or send us an email with the address and an idea of the roof’s size. We are frequently asked to look into outlets that hold water back and splits, cracks and crazing, across mastic asphalt, GRP fibreglass and upstands and outlets.

Somewhere as small as The Flints, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Common roof problems in The Flints

Buyers frequently book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

A survey can pick up problems such as:

  • Dips that suggest the deck is deflecting
  • Leaks around rooflights
  • Gaps at upstands and abutments
  • Outlets that hold water back

For landlords with property near Luton station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What to check before booking

  • What’s outside the scope of the survey
  • Whether they hold professional indemnity and public liability insurance
  • Whether you can ask questions once you have the report
  • What the report includes, and whether it has photographs

Questions from The Flints

Is my home in The Flints listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover smaller places like The Flints?

Yes, The Flints is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

How long will you be at the property?

Expect it to take between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. You’ll then get the report by email, on the timescale of your package.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so call 07833 053749 or drop us an email with the address.

What does a roof survey cost?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Flat roof surveys in The Flints: local notes

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Take a building like Offley Endowed Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. The streets around a church such as Church of St Mary Magdalene are often among the oldest in a place, and if yours is one of the older homes nearby, the flat roofs on later extensions tend to wear out long before the main roof.

What we can’t see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Whether the deck or joists are strong enough
  • An exact number of years the roof has left
  • Parts of the roof that are not safe to walk on or view

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

What this survey covers

  • Felt flat roofs
  • Mastic asphalt
  • EPDM rubber
  • Upstands and outlets
  • GRP fibreglass
  • Single-ply membranes

What we look for on each type of roof

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Keep outlets clear of leaves and moss
  • Keep clear of rooflights and fragile roof sheets
  • Note any new marks on ceilings beneath the roof
  • Check from a window for ponding after heavy rain

Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. You are welcome to ask questions while we are there. In a small place like The Flints, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Getting ready for the survey

  • Find any records of previous roof work
  • Make a note of anything you’d like us to look at
  • Leave a clear route to the loft

Getting a price

Most bookings start with a short call: call 07833 053749 or drop us an email and we will ask a few questions about the roof. The price is agreed before a date is set.
