Gutter survey in The Flints: what you get

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. It is an easy job to put off but it rarely improves. We survey outlets and hoppers, downpipes and parapet and box gutters, and people most frequently book us about blocked outlets and hoppers and valley or box gutters that overflow inside.

In a small place like The Flints, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Leave it or get it looked at?

A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Older cottages and farmhouses around The Flints can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Do you need a gutter survey in The Flints?

Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

We are often asked to look at:

  • Joints that drip after rain
  • Gutters packed with leaves or moss
  • Valley or box gutters that overflow inside
  • Blocked outlets and hoppers

For an older house near a landmark such as Church of St Mary Magdalene, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What to expect from a roof survey

The Flints homes and their roofs

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Landlords with a home close to Luton station may find that the gap between tenancies is a good time to have the roof looked at. If you look after a building like Offley Endowed Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Questions from The Flints

I let a flat near Luton station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or use the contact form with the details.

How do I find out if my home in The Flints is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

What happens next?

We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

What does the report include?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or drop us an email and tell us the address and what you’d like to know. We will confirm the price and agree a day with you.

Do you check valley and parapet gutters?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and we’ll note that in the report.

The survey, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Rural addresses near The Flints can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We check hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.
