What this survey cannot tell you

A survey is a close look at the let or shared roof, but it can’t do everything. Its limits include:

  • Areas behind locked flats or blocked hatches
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • The rest of the building, as a RICS Level 2 or 3 survey would

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey before booking. What a survey covers and doesn’t.

What this survey covers

  • Converted houses
  • Rented houses
  • Gutters and downpipes
  • Flat roofs on blocks

Landlord roof surveys for homes and businesses in The Flints

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space. Flat roofs on blocks, extensions and garages are included where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them and the loft where access is safe. If you are worried about gutters overflowing onto walls and splits and blisters in flat roof coverings, a survey will tell you what’s going on.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

If any part of the let or shared roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

How the survey works

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours for a house, and longer for a block or a building with several roofs. For a village or hamlet like The Flints, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. You tell us about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before we arrive

Prices for landlord roof surveys in The Flints

To price your survey, we check:

  • The number of roofs, including extensions and garages
  • Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone
  • Commercial roofs and larger buildings

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

What we need to know

Before you get in touch, it’s useful to have:

  • Anything about access we should know
  • The style of property, from a terrace to a block
  • Any marks or damp showing indoors
  • Any photos you have, taken from ground level or a window

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or use the contact form.

Do you need a landlord roof survey in The Flints?

A roof nobody lives directly under can be easy to overlook. Small defects go unnoticed until water comes through a ceiling, by which point the damage has spread.

It’s worth booking a survey if you’ve seen:

  • Ceiling stains reported by tenants
  • Leaking joints at party walls
  • Cracked or leaning shared chimneys
  • Splits and blisters in flat roof coverings

Take an older house close to Church of St Mary Magdalene: old fixings, lead flashings and tall chimneys are typical of older roofs.

Before booking any roof surveyor

  • Whether any drone flown is registered with the CAA
  • What the survey will not cover
  • Whether VAT is in the quoted price
  • How they plan to inspect the roof safely

Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • Don’t store items over the loft hatch
  • Ask residents to report damp right away
  • Keep roof surveys on a rolling plan
  • Give residents notice before a survey

The report comes with photos and written recommendations ranked by urgency where relevant. We send it by email so you can share it with owners, agents or contractors.

Keep the roof space accessible so a surveyor can look inside the roof. Clutter around the hatch slows things down.

Different roofs, different checks

Shared chimney stacks

Damp in a chimney breast can start at the top of the stack. We note what we can see.

Flat roofs on blocks and rear additions

Felt flat roofs often need replacing after around 15–20 years, so their age matters.

Common questions in The Flints

Will you come out to The Flints?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in The Flints is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days when booking.

Will you say whether the freeholder or leaseholders should pay?

No. Who pays is normally set by the lease, and that’s a legal question. Our report gives an independent record of the roof’s condition to help those discussions.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

What’s the price of a landlord roof survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Larger buildings are priced to suit. Just call 07833 053749 or use the contact form for a price.

Local roofs in The Flints

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

For site and facilities teams at buildings such as Offley Endowed Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Luton station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.
