Flat roof surveys in Ridge

Flat roof survey in Ridge: what you get

We inspect a flat roof from wherever it can be seen safely: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. We survey felt flat roofs, EPDM rubber and upstands and outlets, and common reasons people get in touch are pools of water lying on the roof and a sagging deck under the covering.

In a village or hamlet like Ridge, flat roofs are normally on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

Where we can’t see part of the flat roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

Practical tips

Here are a few things we’d tell any owner:

  • Treat rooflights and old sheeting as fragile
  • Note the date and type of any roof work
  • Check the outlets after the leaves fall
  • Look for standing water a day after rain

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

What a flat roof survey looks like in Ridge

The wider area around Ridge has a long history of building, with Wyllyotts Manor about 2.2 miles east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Take a building like St Giles' CofE Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. The streets around a church like Church of St Margaret are often among the oldest in a place, and if your home is one of the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Ridge is about 2 miles north-east of Borehamwood, in Hertfordshire. We carry out flat roof surveys for homes and businesses in Ridge and the surrounding area. Our area takes in places right across Hertfordshire. There’s also a page for London.

Questions from Ridge

How do I find out if my home in Ridge is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Ridge?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Can you tell me how long my flat roof will last?

There’s no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

What do I do with the report?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

How much is a survey?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

What’s in the survey report?

Written findings with photos, explaining the condition of the flat roof, any defects and our recommendations, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Why act early in Ridge

Most flat roofs are out of sight, so they’re easy to forget. Owners often learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. Where a roof is exposed, as many are in small places like Ridge, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

To find out what your survey will cost, call 07833 053749 or send us an email with the address and some details. We will confirm the figure before booking.

The survey, step by step

We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Cottages and farmhouses around Ridge frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before the survey

  • Clear the way to the loft hatch
  • Point out any leaks or damp patches
  • If you are buying, check with the agent that we can get in

Different roofs, different checks

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.

What we are asked to look at in Ridge

Flat roofs frequently get walked on for other jobs: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. New brackets and fixings through the roof are another common source of leaks.

It is worth booking a survey if you’ve seen:

  • Loose or cracked edge trims
  • Outlets that hold water back
  • Failed upstands where the roof meets a wall
  • Signs of deflection in the roof deck

For businesses in and around places such as Spires Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks.

Before you book anyone

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Is VAT included in the price?
  • Their report turnaround times
  • Whether the loft is part of the inspection

What’s in a roof survey

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Structural calculations, which need a structural engineer
  • A promise that the roof will not leak in future
  • Fragile surfaces, which we do not walk on

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.
