Flat roof survey in West Hyde: what you get

We inspect a flat roof from wherever it can be seen safely: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We don’t walk on fragile rooflights or fragile roof sheeting. Where any area can’t be viewed safely, we say so in the report, so you know exactly what was covered. If you’ve noticed blistering in felt or asphalt and failed upstands where the roof meets a wall, we can find out what’s behind it.

In a small place like West Hyde, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Flat roof surveys in West Hyde: local notes

The wider area around West Hyde has a long history of building, with Chenies Manor House about 4.4 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Landlords with a home close to Denham Golf Club station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. If your home is one of the older ones in the streets near Church of St Thomas of Canterbury, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you look after a building such as Maple Cross Junior Mixed Infant and Nursery School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

Your questions about flat roof surveys in West Hyde

Does a conservation area affect roof work in West Hyde?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is West Hyde within the area you cover?

Yes, West Hyde is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

How long does the survey take?

Expect it to take about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. You will then get the report by email, on the timescale of your package.

What will the report tell me?

You get our findings in writing, part by part, with photos. Points are put in order of urgency where relevant.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What we do, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Cottages and farmhouses around West Hyde often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • Agree roof access with the managing agent if it is shared
  • Make a note of anything you’d like us to look at
  • Unlock side gates and any roof access doors

What we look for on each type of roof

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.

Landlord and commercial surveys in West Hyde

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on any day of the week, which can make access easier.

Tips from our surveys

You don’t need to be a roofer to help. What helps most:

  • Check that new brackets or units haven’t damaged the covering
  • Check ceilings under the roof for damp patches
  • Clear roof outlets and gutters each autumn
  • File the paperwork for the roof and any repairs

Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.
