Checking the roof from ground level

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Flat roof survey in Chalfont Common

A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. Common reasons to book are gaps at upstands and abutments and blocked or damaged outlets, on upstands and outlets, mastic asphalt and single-ply membranes.

Flat roofs on exposed homes in small places like Chalfont Common take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Your questions about flat roof surveys in Chalfont Common

How do I find out if my home in Chalfont Common is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you cover smaller places like Chalfont Common?

Yes. Chalfont Common is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is ponding on a flat roof a problem?

Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.

Does the report include photographs?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.

Can you tell me how long my flat roof will last?

We don’t put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

How much does a flat roof survey cost in Chalfont Common?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.

Why act early in Chalfont Common

If you are buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Local flat roofs in Chalfont Common

With Chenies Manor House about 3.8 miles north, Chalfont Common sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For site and facilities teams at buildings such as Robertswood School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Landlords with a home close to Gerrards Cross station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. If you live in an older home near St Paul's, flat-roofed rear additions and dormers added over the years are worth checking.

How it works

Once we’ve finished looking, we write up our findings in a report with photographs, sent to you by email. As for time on site, it typically takes about 1–2 hours at a typical home, and about three to four hours for a commercial roof. Somewhere like Chalfont Common needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Unlock side gates and any roof access doors
  • Keep pets out of the way during the survey

Advice

How the survey changes by roof type

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.

EPDM rubber

An EPDM rubber roof is typically one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.

Rented homes, blocks and businesses

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
