Flat roof surveys in Horn Hill

What we cannot see

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • Whether the deck or joists are strong enough
  • An exact number of years the roof has left
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

What we check

  • Mastic asphalt
  • Upstands and outlets
  • EPDM rubber
  • Felt flat roofs
  • GRP fibreglass
  • Single-ply membranes

About our flat roof survey in Horn Hill

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with photographs of each. That gives you facts to raise with the seller or agent. If you’ve noticed water getting in at rooflights and signs of deflection in the roof deck, we can find out what’s behind it, on felt flat roofs, single-ply membranes and upstands and outlets alike.

Somewhere as small as Horn Hill, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Practical tips

These tips come from what we see on roofs every week:

  • Note where water lies after a downpour
  • Check that new brackets or units haven’t damaged the covering
  • Watch the ceilings below the flat roof for stains
  • Have the roof looked at again after a severe storm

Once we have been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Small defects are simpler to deal with while they’re still small. A flat roof that is looked after between surveys usually lasts longer.

Horn Hill questions

Do you cover Horn Hill?

Yes. We work right across London and the South East, and Horn Hill is part of that. Just ring 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.

Is my home in Horn Hill listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Which flat roof coverings do you cover?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

How much is a survey?

Our price is from £150, including VAT. You will know the exact price before booking, based on the roof’s size, access and package. For a price, call 07833 053749 or drop us an email.

Do you check flat roofs for asbestos?

Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

Flat roofs in Horn Hill

About 3.6 miles north lies Chenies Manor House, a reminder of how long the area around Horn Hill has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If you live in an older home near St Paul's, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For site and facilities teams at buildings such as Maple Cross Junior Mixed Infant and Nursery School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you let a flat or house near Chorleywood station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What we do, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Rural addresses near Horn Hill can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from the ground, from windows and from the roof where it is safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

How to prepare

  • Move anything stored under the loft hatch
  • If you’re buying, let the agent know when we are coming
  • Have any questions written down, so nothing gets missed

Getting a price

If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.

Advice

How the survey changes by roof type

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a careful look.

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.

Why get it checked now?

A small split in a flat roof is normally a modest job when it’s found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you are dealing with. Older cottages and farmhouses around Horn Hill can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Prices quoted always include VAT, and the written report is part of the package. Flat roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.
