How a flat roof survey works in Dane End

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. Typical surveys look at blistering in felt or asphalt and failed seals around rooflight kerbs, on upstands and outlets, EPDM rubber and single-ply membranes.

Older buildings in small places like Dane End may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

The survey, step by step

Once we have finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, it usually takes an hour or two at a typical home, and more on a big or complicated roof. Older roofs in small places like Dane End can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Questions from Dane End

Do you carry out roof surveys in Dane End?

Yes. We cover the whole of London and South East England, and Dane End is part of that. You can ring 07833 053749 or send us an email with the address and a few details, and we will talk through which survey suits.

Will you come out to Dane End?

Yes. Dane End is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Can you find where water is getting through my flat roof?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is checked. Where nothing visible explains the leak, the report says what to try next.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

How much is a survey?

Flat roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

What will the report tell me?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.

What happens next?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Testing older roof sheets for asbestos
  • The condition of the deck or insulation hidden under the covering
  • A structural engineer’s assessment of the deck

If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey. The full list of what we check.

What this survey covers

  • EPDM rubber
  • GRP fibreglass
  • Mastic asphalt
  • Single-ply membranes
  • Felt flat roofs
  • Upstands and outlets

Different roofs, different checks

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it’s cracking and how far it seems to extend.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Do you need a flat roof survey in Dane End?

Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.

Things that often lead to a survey include:

  • Raised blisters across the surface
  • Standing water left after rain
  • Blocked or damaged outlets
  • Splits and cracks in the covering

The streets around a church such as Parish Church of All Saints are often among the oldest in a place, and if you own one of the older houses nearby, the joins between later flat roofs and the old walls are where problems typically start.

What to check before booking

  • Whether the inside of the roof is included
  • Their drone registration, if they fly one
  • How long the report takes to arrive
  • Whether you get a written report with photos
