About our flat roof survey in Stotfold

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey upstands and outlets, EPDM rubber and mastic asphalt, and people most frequently book us about water getting in at rooflights and failed upstands where the roof meets a wall.

Around Stotfold, many homes have a garden room, garage or outbuilding with a flat roof. They’re rarely looked at until something gets wet. It’s worth mentioning them when booking, so the visit can include them, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

How the survey works

Once we have finished looking, we write up our findings in a report with photos, sent to you by email. On timing, most surveys take between one and two hours for a small flat roof at home, and longer for a large commercial one. Some parts of a survey depend on the weather, so a visit to Stotfold is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Preparing for the visit

Advice

Before and after the survey

These tips come from what we see on roofs every week:

  • Book a survey every few years
  • Treat rooflights and old sheeting as fragile
  • Note the date and type of any roof work
  • Note where water lies after a downpour

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.

Landlords, agents and block managers in Stotfold

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the flat roof, with photographs.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Flat roof surveys around Stotfold

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. The wider area around Stotfold has a long history of building, with Hinxworth Place about 2.4 miles north-east. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If your house is among the older ones in the streets near Church of St Mary the Virgin, flat-roofed rear additions and dormers added over the years are worth checking. Take a building like Roecroft Lower School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you own a rental within reach of Arlesey station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Rooflights and upstands

We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • The condition of the deck or insulation hidden under the covering
  • A fixed date for when the roof will need replacing
  • Structural calculations, which need a structural engineer

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. The full list of what we check.
