Independent flat roof surveys in Baldock

Do you need a flat roof survey in Baldock?

A flat roof lies open to sun, rain and frost, and water drains off it slowly. Over the years, coverings harden, crack and start to come away at the edges. People normally call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

Most people get in touch when they’ve noticed something like this:

  • A sagging deck under the covering
  • Failed seals around rooflight kerbs
  • Edge trims that have lifted or split
  • Splits, cracks and crazing

Take an older house close to Church of St. Mary the Virgin: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

  • Are they insured for the work?

What a roof survey includes

Flat roof surveys for homes and businesses in Baldock

A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. Common reasons to book are blisters and bubbles in the covering and loose or cracked edge trims, on GRP fibreglass, mastic asphalt and EPDM rubber.

Around Baldock, many homes have a garden room, garage or outbuilding with a flat roof. They’re rarely looked at until something gets wet. If you want them looked at too, mention them as you book. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Honest limits

A survey is a careful look at the flat roof, but it cannot do everything. Its limits include:

  • Fragile surfaces, which we don’t walk on
  • The condition of the deck or insulation hidden under the covering
  • Testing older roof sheets for asbestos

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.

Flat roof surveys in Baldock: local notes

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. With Hinxworth Place about 3.6 miles north, Baldock sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Landlords with a home close to Baldock station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. Take a building like Hartsfield Junior Mixed and Infant School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Baldock: your questions answered

Do you carry out roof surveys in Baldock?

Yes, Baldock is within the area we cover. Our area covers London and the South East. You can call 07833 053749 or send us an email with the address and a few details, and we will talk through which survey suits.

Is my home in Baldock listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, tell us when you book.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Which flat roof coverings do you cover?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.

How do I book a survey in Baldock?

To book, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

How much does a flat roof survey cost in Baldock?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

What affects the price in Baldock

Not every roof costs the same to survey, and it comes down to:

  • The use of thermal imaging or a drone
  • The height of the building and how the roof can be seen safely
  • How big the roof is
  • How complicated the roof is, with its valleys, chimneys and parapets

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Helping us price your survey

Before you get in touch, it helps to have:

  • Your timetable, such as an exchange date
  • The reason for the survey, like buying, a leak or storm damage
  • The style of property, from a terrace to a block
  • Where the property is, with the postcode

To arrange a survey, call 07833 053749 or send us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.

What happens on the day

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. The survey usually takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Parking around Baldock is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from ground level, from windows and from the roof where it’s safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. You get a report with photos and our recommendations.

Before we arrive

  • Keep pets in another room
  • Jot down any questions you want answered
  • Agree roof access with the managing agent if it’s shared

Leave it or get it looked at?

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there’s still time to plan the work. Blocked gutters on homes around Baldock overflow and soak walls, especially where trees overhang. Dealing with the cause is simple; drying out a wall is not.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
