How a roof survey works in SG7
Our roof surveys cover SG7 and the wider South East. We carry out surveys on weekdays and at weekends. We are insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, ring 07833 053749 or use the contact form. We survey ridges, hips and valleys, natural slate and lead flashings, and people most often book us about flashings that have come away from the wall and crumbling chimney pointing or cracked flaunching.
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes roughly 1–2 hours for most homes, depending on how many separate roofs there are.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from every safe vantage point outside.
- Inside, we check the loft space where there is safe access.
- We email a report with photos and recommendations.
What you will pay
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Homes and roofs across SG7
Across SG7, from Letchworth Garden City, Baldock and Ashwell outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.
The South East’s airspace includes flight restriction zones around several of its airports, so the Drone Safety Map is checked before any drone flight in SG7. Where permission is needed, the flight waits for it.
Baldock: If you live in an older home near Church of St. Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building like Hartsfield Junior Mixed and Infant School, a written record of a large roof helps plan work for the holidays rather than in term time.
Signs you need a roof survey
The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot.
Look out for signs like these:
- Gutters that overflow in heavy rain
- Leaning or weathered chimney stacks
- Condensation or damp timbers in the loft
- Valley linings that have cracked or split
Before and after the survey
A few practical points come up again and again on our surveys. They apply to most roofs:
- Photograph stains when they appear
- Ask about a flat roof on an extension or garage too
- Move stored items away from the loft hatch
- Leave roof access to professionals
We email the report to you. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words, with recommendations.
Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.
Should I look at the roof myself first?
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Prices for roof surveys in SG7
All our prices include VAT. The things that change the price are:
- The shape of the roof and its details
- Whether you choose the Basic, Standard or Premium Survey
- The roof’s overall size
- How tall the building is and how easy the roof is to see
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.
What we need to know
If you can, have these to hand when you get in touch:
- Your timetable, such as an exchange date
- What made you get in touch
- Anything about access we should know
- Your postcode, so we can check access and travel
Every survey is priced before it’s booked, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.
What happens if roof problems are left?
Without a survey, you’re guessing at what the roof needs. You might pay for work that doesn’t fix the real problem, or to a real problem being missed. We tell you what’s really needed.
Before booking any surveyor
- How they plan to inspect the roof safely
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Their track record with similar roofs
- Whether the roof space is looked at, where there is one
FAQs for SG7
Do you go up on the roof?
Where it is safe, yes. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where applicable.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Do you test for asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
What does a roof survey cost?
Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
Is SG7 in your area?
Yes, we do. SG7 is part of the area we cover, and the service is the same as everywhere else we work.
Can you tell me how long my roof will last?
Not as an exact number, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
