New Roof Snagging in Baldock
Get a clear view of the new roof at a property in Baldock. Visits run on weekdays and weekends, in the daytime.

- Tiles or slates sitting out of line
Why act early in Baldock
Offcuts left in a gutter can block it and send water down the walls. Finding it now is simpler than tracing damp later. Blocked gutters on homes around Baldock overflow and soak walls. It is easy to sort the cause early and slow to dry a damp wall.
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

About our new roof snagging in Baldock
The best time for snagging is before the final payment, while the roofer is still on hand. If that is passed, it is worth checking before a defects or warranty period ends. That leaves time to raise what we find. You get a written list of snags with photographs, ready to pass on in good time. We’re often asked to look into broken coverings left on a new roof and flashings not properly dressed or fixed, on new flat roofs, new-build homes and loft conversions and dormers.
In a smaller place like Baldock, some houses face open ground, so their roofs may take more wind and driving rain. Ridges, verges and flashings are where that weather usually shows first. Whether you’re buying or signing off new work, those edges deserve a close look. Wind lifts anything already loose, so a small fault on an exposed roof does not stay small for long.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. Most surveys take an hour or two for a house, while a commercial roof takes nearer three to four hours. Parking around Baldock is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.
- First, you tell us what the roofer did and any concerns you have.
- The coverings, ridges, hips and verges are checked as far as can be seen safely.
- Flashings, valleys, gutters and visible underlay at the eaves are checked.
- The loft space is checked where safe, along with any mess or damage left after the work.
- The snags are written up with photos for you to share with your roofer.
Before the survey
- If you are buying, let the agent know when we are coming
- Mention any parking restrictions on your street
- For flats, check roof access has been agreed

What we look for on each type of roof
Slate roofs
Good natural slate is very long-lasting, so the laying matters. We look for slipped, cracked or uneven slates.
Ridges, hips and verges
Loose ridge or hip tiles are a common snag. We photograph any we find.

New roof snagging in Baldock: local notes
With Hinxworth Place about 3.6 miles north, Baldock sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
If you live in an older home near Church of St. Mary the Virgin, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What new roof snagging does not cover
A survey is a close look at the new roof, but it cannot do everything. The main limits are:
- A promise that the roof won’t leak
- Pricing the remedial work
- Areas out of view from every safe viewpoint

FAQs for Baldock
How do I find out if my home in Baldock is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you cover Baldock?
Yes, Baldock is one of the places we work. The survey and report are the same in Baldock as anywhere else.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.
Do you use drones?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Which parts of the roof does snagging cover?
We check the coverings, ridges, verges, hips, valleys and flashings, along with ventilation, gutters and the underlay at the eaves. We also look for debris left behind and damage to other parts.
What if it rains on the day?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.
How long will you be on site?
A visit usually takes about one to two hours at most homes, though large, tall or awkward roofs take more time. You’ll know roughly how long when we arrange it.
For landlords and managing agents
With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or use the contact form.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.
Signs you need new roof snagging in Baldock
Ventilation is sometimes missed or blocked during re-roofing. Poor ventilation can lead to condensation in the loft.
Common reasons to book include:
- Broken coverings left on a new roof
- Underlay not dressed into the gutter
- Gutters or fascias damaged during the job
- Flashings not properly dressed or fixed
If you own a rental within reach of Baldock station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
