New roof snagging for Clothall homes and businesses

About our new roof snagging in Clothall

Our inspection covers the slates or tiles, ridges, verges, hips and valleys, along with the flashings and ventilation. At the eaves we check how the underlay is dressed into the gutter, where it can be seen as well as the gutters. You get a photo report of what we found. Any debris left behind or damage to other parts is recorded too. If you’ve noticed verge tiles or slates not secured and gutters blocked by building debris, a survey will tell you what’s going on.

In a village or hamlet like Clothall, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What happens if roof problems are left?

Small faults on a new roof can grow. Loose details can let water through in the first heavy storms. Finding them early means they can be dealt with quickly. Outbuildings and barns around Clothall are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Clothall questions

Do you carry out roof surveys in Clothall?

Yes. We work right across London and South East England, and Clothall is part of that. You can call 07833 053749 or use the contact form with the address and a few details, and we’ll talk through which survey suits.

Will you come out to Clothall?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

What’s the best way to book?

The quickest way is to call 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we’ll take it from there. We survey on weekdays, Saturdays and Sundays.

Do you look in the loft space?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Is snagging available for a new-build house roof?

Yes. We check new-build roofs from safe vantage points and the loft space and photograph what we find. Book before the defects period runs out if you can.

How it works

The visit has one job: to look at the new roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes about 1–2 hours for most homes, depending on how much new work there is to check. Older rural homes like those around Clothall can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. We send a written report with photos of each snag.

How to prepare

  • Let us know about any leaks, stains or damp patches you know of
  • Buyers: confirm access with the estate agent or seller
  • Have any paperwork from past roof work to hand

Advice

What new roof snagging does not cover

It is useful to know what a survey won’t do before you book:

  • What’s under the new coverings
  • Settling a dispute with your roofer or builder
  • Pricing the remedial work

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

What we look at

  • Ridges and verges
  • Flashings and valleys
  • New-build homes
  • Loft conversions and dormers
  • New flat roofs
  • Replacement roofs

Checking the roof from ground level

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

How the survey changes by roof type

Clay and concrete tiles

Well-laid tiles can last for decades. We check for cracked, uneven or poorly fixed tiles as far as can be seen.

Slate roofs

Broken slates left on a new roof are a common snag. They’re photographed for the report.

Local roofs and buyers in Clothall

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Landlords with a home close to Baldock station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If you own one of the older houses in the streets near Church of St Mary, the roof may have had decades of patch repairs, and the survey shows where they are.
