Chimney survey in Clothall: what you get

Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photos and recommendations. We are frequently asked to look into eroded joints in the brickwork and disused chimneys trapping moisture, on flaunching, lead flashings and brick chimney stacks.

In a village or hamlet like Clothall, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photos show what each point refers to.

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • The roof’s overall size

To find out what your survey will cost, phone 07833 053749 or email us and tell us about the roof. We’ll confirm the figure before booking.

Clothall homes and their roofs

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you look after a building such as Weston Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you live in an older home near Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs.

Common roof problems in Clothall

Lots of homes have redundant stacks. If a stack is capped or blocked without ventilation, moisture can build up inside. Damp patches can appear on chimney breasts even when nothing is leaking.

These are some of the problems a survey can pick up:

  • Gaps where the stack meets the roof
  • A stack that appears to lean
  • Bricks with flaking faces
  • Flaunching that has broken away

If you let a flat or house near Baldock station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • Is VAT included in the price?
  • How long they’ve been surveying roofs
  • What the survey will not cover
  • Their drone registration, if they fly one

What to expect from a roof survey

Should I look at the roof myself first?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

FAQs for Clothall

Will you come out to Clothall?

Yes. Clothall is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

How do I find out if my home in Clothall is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

How long does the survey take?

Most surveys take between one and two hours for a house, or half a day or so for a commercial building. We will confirm the timing when booking.

Do you inspect the flue?

No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

What insurance do you have?

We hold professional indemnity and public liability insurance.

For landlords and managing agents

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.

How the survey works

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect about one to two hours for most houses, or half a day or so for a commercial building. In a small place like Clothall, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photos and recommendations, is emailed to you.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Unlock side gates and any roof access doors
  • Point out any leaks or damp patches

Advice

What we look for on each type of roof

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. We photograph any we find that look loose or damaged.
