How a landlord roof survey works in Clothall

Landlords often book us when buying a property to rent out, others when a tenant reports a leak or damp. Agents and freeholders frequently want a survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format with photos and recommendations. We survey on weekdays and at weekends, which can make access easier to arrange. Common reasons to book are failed flashings at walls and chimneys and worn ridges, hips and verges, across blocks of flats, rented houses and shared roofs.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey works

The aim of the visit is simple: to see as much of the let or shared roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes an hour or two at most homes, and about three to four hours for a commercial roof. Somewhere as small as Clothall, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

DIY checks: what’s safe

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

Your questions about landlord roof surveys in Clothall

I let a flat near Baldock station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details.

Do you cover smaller places like Clothall?

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we will explain what’s needed.

Can you survey at the weekend?

Surveys run on any day of the week. To arrange a date, call 07833 053749 or drop us an email.

Can you survey a shared roof on a terrace or converted house?

Yes. We inspect the parts we are given access to, as far as they can be seen safely. Areas we couldn’t see are noted as well as what could.

Roof by roof

Flat roofs on blocks and rear additions

Felt flat roofs often need replacing after around 15–20 years, so their age matters.

Roof spaces and lofts

Older roofs may have bitumen felt underlay or none at all. We note what we see from inside.

What affects the cost of landlord roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • If the survey needs thermal imaging or a drone
  • Height and safe access
  • Whether it is a home or a commercial building
  • Extra roofs, like extensions, dormers or garages

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

What to tell us when you contact us

There is no need for technical words. Just let us know:

  • What made you get in touch
  • The property’s address and postcode
  • Any marks or damp showing indoors
  • Any photos you have, taken from the ground or a window

Not sure which survey you need? The easiest way is to ring 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The structure in the way a structural engineer would assess it
  • A full building survey of every part of the property
  • Confirming asbestos in older roof materials

If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey before booking. What a survey covers and does not.

What this survey covers

  • Gutters and downpipes
  • Rented houses
  • Flat roofs on blocks

When to book a survey in Clothall

A tenant reporting damp or a stained ceiling is a common reason to book. The survey helps show whether the roof, gutters or flashings are involved from what’s visible.

Signs worth acting on include:

  • Ceiling stains reported by tenants
  • Failed flashings at walls and chimneys
  • Standing water on a flat roof
  • Slipped or missing slates and tiles

Take an older house close to Church of St Mary: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Choosing a roof surveyor

  • What experience they bring
  • Whether the roof space is looked at, where there is one
  • Which viewpoints they use to see the roof
  • What they will not be able to tell you

What a roof survey includes

What a landlord roof survey looks like in Clothall

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Anyone responsible for a site like Weston Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Baldock station, a roof report helps you deal with small faults before they turn into a call from a tenant.
