About our landlord roof survey in Weston

A landlord roof survey shows you the state of a roof, written up so you can plan. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey gutters and downpipes, flat roofs on blocks and blocks of flats, and people most often book us about cracked or lifting flashings and ponding or splits on flat roofs.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What we do, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. In a hamlet or village like Weston, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You let us know about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photos.

Before the survey

  • If you’re buying, check with the agent that we can get in
  • For flats, make sure roof access has been agreed
  • Show us where any leaks or stains appear

Roofs, chimneys and gutters in Weston

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For landlords with property near Baldock station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you own one of the older houses in the streets near Church of the Holy Trinity, its chimney, valleys and lead work are likely to be the parts that need attention first.

Can I check my roof myself?

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

When to book a survey in Weston

Reports of leaks or damp from tenants often lead to a survey. We check whether the roof or rainwater system is the likely cause, as far as can be seen.

A survey can pick up problems like:

  • Ceiling stains reported by tenants
  • Gaps where tiles or slates have slipped
  • Blocked gutters over flats
  • Flashings that have come away

For site and facilities teams at buildings such as Weston Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Act on high-priority defects quickly
  • Book gutter clearing at least once a year
  • Get legal advice on lease responsibilities
  • Make sure the loft space can be accessed

Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and the rest budgeted for later.

Encourage residents to tell you about leaks or damp straight away. The sooner you know, the smaller the problem typically is.

What we look for on each type of roof

Shared chimney stacks

Chimney stacks are frequently shared between houses or flats. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

Gutters and downpipes

Water from failed gutters often shows as damp inside. Any problems are photographed.

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or email us with the addresses.

We survey roofs for letting agents and landlords as well as householders. A written report with photos gives you a clear record of the let or shared roof.

Questions from Weston

Is my home in Weston listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Weston within the area you cover?

We do. A small place gets exactly the same survey as a big one.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

Does the report help with maintenance planning?

Yes, that is one of the main reasons clients book. A repeat survey later shows how the roof has changed to keep your plan up to date.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

How much is a landlord roof survey?

Landlord roof survey starts from £150, including VAT. The building’s size, roofs and access all affect the price. For a price, call 07833 053749 or drop us an email.

Who normally books a landlord or block roof survey?

Landlords, letting agents, managing agents and freeholders book it, as well as RTM and residents’ management companies. Leaseholders sometimes book it as well.
