We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Roof survey in Weston

Across London and South East England, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. If you’ve noticed leaking gutter joints and downpipes and slates or tiles that have slipped or broken, a survey will tell you what’s going on.

Some older homes in villages like Weston are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Roof surveys in Weston: local notes

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

For an older house near a landmark like Church of the Holy Trinity, its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near Baldock station, a dated record of the roof is useful when planning maintenance across a let.

What we cannot see

Some things can’t be seen without opening up the roof, and that sets some limits:

  • The condition of the rest of the building (that’s a RICS home survey)
  • Whether the roof structure meets design loads
  • Confirmation of asbestos in soffits or cement sheets

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What a survey covers and doesn’t.

Roofs we survey in Weston

  • Flat roofs
  • Clay and concrete tiles
  • Natural slate
  • Chimney stacks
  • The roof space
  • Ridges, hips and valleys
  • Lead flashings

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • File the report with your home documents
  • Ask about a flat roof on an extension or garage too
  • Watch for slipped slates after bad weather
  • Photograph stains when they appear

Any roofer you ask to quote can work from the report. The photos show what we found and where, so their quotes cover the same ground.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

What we’re asked to look at in Weston

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.

Problems we come across often include:

  • Slipped, cracked or missing slates and tiles
  • Worn lead at chimneys and abutments
  • Ponding, splits or blisters on flat roofs
  • Ridge tiles that have lifted or moved

Take a building like Weston Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Is VAT included in the price?
  • What insurance they carry

What to expect from a roof survey

How it works

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. Somewhere like Weston needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We check the roof from each safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Preparing for the visit

  • If it is not your property yet, arrange access through the agent
  • Mention any parking restrictions on your street
  • Move anything stored under the loft hatch

Related advice

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Weston questions

Will you come out to Weston?

Yes, Weston is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

I let a flat near Baldock station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Do you look in the loft space?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.
