What this survey cannot tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Estimates of what fixes will cost
  • Deciding who is at fault in a disagreement
  • Whether the roof will leak in future

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What our survey covers.

What this survey covers

  • Flashings and valleys
  • New flat roofs
  • Replacement roofs
  • Ridges and verges
  • New-build homes
  • Loft conversions and dormers

About our new roof snagging in Weston

We check the coverings, ridges, verges, hips and valleys plus flashings and roof ventilation. At the eaves we look at how the underlay is dressed into the gutter, where it can be seen as well as the gutters. The report sets out what we found with photos. We also note debris left behind and any damage to other parts of the building. Typical surveys look at cracked mortar at the ridge or hips and verge tiles or slates not secured, on new-build homes, ridges and verges and new flat roofs.

Some older homes in villages like Weston are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey works

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take an hour or two for most homes, depending on how much new work there is to check. For a village or hamlet like Weston, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. We start with what the roofer did and when they finished.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. The roof space and the rest of the property are checked for problems.
  5. Snags are listed in a written report with photos.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Have any questions written down, so nothing gets missed
  • Keep pets in another room

Advice

Buying a home or a new roof in Weston

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you let a flat or house near Baldock station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Landlord and commercial surveys in Weston

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.

Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.

Different roofs, different checks

Flashings

Loose or badly dressed flashings are a common snag. They’re recorded with photos.

Clay and concrete tiles

Verge and eaves tiles are where snags often show on tiled roofs. We check them closely.

Do you need new roof snagging in Weston?

Work at height can mark walls, crack lower roofs or loosen gutters. We look for knock-on damage, not just the new roof.

A survey can pick up problems like:

  • Missing or blocked roof ventilation
  • Loose or badly finished ridge tiles
  • Damage to other parts of the building
  • Gutters blocked by building debris

If your house is among the older ones in the streets near Church of the Holy Trinity, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Choosing a roof surveyor

  • Whether the inside of the roof is included
  • Whether you get a written report with photos
  • When you will get the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What’s in a roof survey

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

FAQs for Weston

Do you carry out roof surveys in Weston?

Yes, Weston is one of the places we work. The survey and report are the same in Weston as anywhere else.

How do I find out if my home in Weston is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

Can you settle a dispute with my builder?

No, our role is to record the roof’s condition. Any dispute stays between you and your roofer or builder though our report gives you the facts we saw.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Do you lift tiles to check the fixings?

No. We inspect what can be seen without opening up the roof, so fixings under the coverings cannot be checked. We note what couldn’t be seen.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.
