Gutter surveys around Weston

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you own a rental within reach of Baldock station, the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like Weston Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If your house is among the older ones in the streets near Church of the Holy Trinity, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Weston is about 3 miles south-east of Letchworth, in Hertfordshire. Whether the building in Weston is a house, a flat or a commercial unit, the roof can be surveyed. Weston is one of the towns and villages in Hertfordshire where we work. There’s also a page for Milton Keynes.

Surveys in SG4 work the same way as everywhere else we cover. Whether your property is on Fore Street, Post Office Row and Hitchin Road or anywhere close by, we can help. Nearby, we also carry out gutter surveys in Clothall (1 mile north-east), St Nicholas (2 miles south), Rooks Nest (2 miles south-west), Baldock (2 miles north) and Chells (3 miles south). Larger places within reach include Stevenage (3 miles south), Bishop's Stortford (15 miles south-east), Welwyn Garden City (11 miles south), Harpenden (12 miles south-west), Hitchin (4 miles west) and Hoddesdon (15 miles south-east).

Gutter surveys for homes and businesses in Weston

We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It’s not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. If you’ve noticed water spilling over the gutter edge and leaks at the gutter joints, we can find out what’s behind it, whatever the roof.

Somewhere as small as Weston, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

When you need someone else

A survey is a proper look at the gutter, but it cannot do everything. The main limits are:

  • Hidden sections we can’t view safely
  • Asbestos testing of old gutters, downpipes or soffits
  • Underground drains, which need a CCTV drain survey

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and doesn’t.

What this survey covers

  • Parapet and box gutters
  • Eaves gutters
  • Outlets and hoppers
  • Downpipes
  • Fascias and soffits
  • Valley gutters

The survey, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. Somewhere as small as Weston, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Before we arrive

  • Keep pets in another room
  • If the roof is shared, arrange access with whoever manages the building
  • Jot down any questions you want answered

Advice

Surveys for landlords and agents in Weston

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

Common questions in Weston

Does a conservation area affect roof work in Weston?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is Weston within the area you cover?

Yes, Weston is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Will you check the drains below ground?

No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

Do you look in the roof space?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

When is the best time for a gutter survey?

There is no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Tips from our surveys

There is plenty you can do without going near the roof. What helps most:

  • Check that downpipes are firmly fixed to the wall
  • Book gutter clearing once a year, more often near trees
  • Don’t leave hidden gutters out of a clear-out
  • Look out for overflows when it pours

Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes. If it doesn’t, tell whoever did the work.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.

Prices for gutter surveys in Weston

To price your survey, we look at:

  • The type of building, from a house to a block or an office
  • If the survey needs thermal imaging or a drone
  • How tall the building is and how easy the roof is to see
  • Which survey package you book

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Booking your survey

A little information up front helps. It is useful to include:

  • Any marks or damp showing indoors
  • Where the property is, with the postcode
  • Any deadline, such as an exchange date
  • The type of building and roof, such as pitched or flat

Not sure which survey you need? It’s easiest to phone 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

Can I check my roof myself?

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in.
