Need a gutter survey in St Nicholas?

For landlords and managing agents

Any of our surveys can be booked by landlords, agents and building managers in St Nicholas. For a price for a let property or a block, ring 07833 053749 or drop us an email.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run seven days a week, which helps when tenants work during the week.

About our gutter survey in St Nicholas

We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. If you’ve noticed joints that drip after rain and brackets that have dropped or snapped, we can find out what’s behind it.

Around St Nicholas, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

St Nicholas homes and their roofs

About 3.3 miles south lies Aston Bury, a reminder of how long the area around St Nicholas has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Stevenage, which St Nicholas is part of, is one of England’s post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life.

Anyone responsible for a site like The Leys Primary and Nursery School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church such as All Saints Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

St Nicholas is about 1 mile north of Stevenage, in Hertfordshire. If you’re in St Nicholas, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a survey in St Nicholas, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • Note where any stains or damp appear
  • Tell us where we can park nearby
  • Have keys ready for side gates, garages or roof access doors

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What we are asked to look at in St Nicholas

Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside, because there is no outer edge for it to spill over. Lead linings can also be stolen.

A survey makes sense if you’ve noticed:

  • Brackets that have dropped or snapped
  • Valley or box gutters that overflow inside
  • Soffits marked by water
  • Dripping or leaking gutter joints

If you own a rental within reach of Stevenage station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Before booking any roof surveyor

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • How long the report takes to arrive
  • Whether they hold professional indemnity and public liability insurance
  • Whether you can ask questions once you have the report

What to expect from a roof survey

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Ask for valleys and parapet gutters to be cleared too
  • Make sure downpipe clips are holding
  • Watch ceilings under valley gutters for fresh marks
  • Keep climbers away from the eaves

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it’s ready.

Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so check they’re included in any clearing work.

Prices for gutter surveys in St Nicholas

All our prices include VAT. The things that change the price are:

  • The roof’s overall size
  • How many separate roofs there are, like extensions, dormers and garages
  • The type of building, from a house to a block or an office
  • Basic, Standard or Premium

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What we need to know

You do not need to know any roofing terms. It’s enough to tell us:

  • Your postcode, so we can check access and travel
  • Pictures of the roof from a safe spot, if you have them
  • Anything about access we should know
  • The kind of building and roof involved

Getting a price is simple: just call 07833 053749 or email us, tell us about the property and we will explain which survey suits. The price is agreed up front.

Your questions about gutter surveys in St Nicholas

My home in St Nicholas has a flat-roofed garage or porch. Is it worth having that looked at?

Yes, if you’d like it included, mention it when booking. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.

I let a flat near Stevenage station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Will you walk on the roof?

Only if it is safe. We inspect everything that’s safely in view: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

Do you look in the roof space?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

What does the report include?

It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Will you check if gutters are causing damp inside?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so, based on what we can see.

Can you give me structural calculations?

No. Visible signs like deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.
