Gutter surveys in Pin Green

Gutter surveys for homes and businesses in Pin Green

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We survey downpipes, parapet and box gutters and outlets and hoppers, and people most often book us about leaking or loose downpipes and sagging gutters and loose brackets.

In a smaller place like Pin Green, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof often fail before good slates or tiles do.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Pin Green questions

Will you come out to Pin Green?

We do. Villages and rural addresses get the same survey as a town house.

Should a flat-roofed garage or porch in Pin Green be checked too?

It’s often worth it, as these roofs are easy to forget. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.

What happens after the survey?

You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How much is a gutter survey?

Our price is from £150, including VAT. The size of the property and the access affect the price. To get a price, call 07833 053749 or email us.

Do you look in the roof space?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Will you walk on the roof?

Only if it’s safe. We look at everything that can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

The survey, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In a smaller place like Pin Green, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Advice

What we can’t see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Asbestos testing of old gutters, downpipes or soffits
  • What’s hidden inside a downpipe
  • Gutters out of sight from each safe vantage point

If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey before booking. What a survey covers and does not.

Roof types and parts we check

  • Valley gutters
  • Eaves gutters
  • Parapet and box gutters
  • Fascias and soffits
  • Downpipes
  • Outlets and hoppers

Can I check my roof myself?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Why get it checked now?

Clearing gutters removes the debris but it will not explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. On a bungalow or cottage around Pin Green, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Signs you need a gutter survey in Pin Green

Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and lets weeds take root.

A survey makes sense if you’ve noticed:

  • Dripping or leaking gutter joints
  • Gutters that have fallen out of line
  • Water spilling over the gutter edge
  • Water backing up from a hidden gutter

If you let a flat or house near Stevenage station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Choosing a roof surveyor

  • Whether VAT is added on top
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What experience they bring
  • How long the report takes to arrive

What a good roof survey covers

Pin Green homes and their roofs

About 3 miles south-east lies Aston Bury, a reminder of how long the area around Pin Green has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take an older house close to Church of Saint Nicholas: old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings such as Trotts Hill Primary and Nursery School, a written record of a large roof helps plan work for the holidays rather than in term time.
