Gutter surveys for homes and businesses in Clothall
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. We survey on weekdays and at weekends. We survey valley gutters, downpipes and parapet and box gutters, and people most often book us about leaking or loose downpipes and rotten fascias or stained soffits.
Somewhere as small as Clothall, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

How it works
The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It usually takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around Clothall often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Preparing for the visit
- Let us know about parking before the day
- Clear the way to the loft hatch
- Unlock side gates and any roof access doors

How we price gutter surveys
A few things affect what a survey costs:
- Building height and the viewpoints available
- Any need for thermal images or a drone flight
- Basic, Standard or Premium
- Extra roofs, like extensions, dormers or garages
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.
Getting in touch
To price your survey accurately, we will ask about:
- Access details, such as a loft hatch or a shared roof
- Your postcode, so we can check access and travel
- The style of property, from a terrace to a block
- What’s prompted the survey
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or send us an email with the address and the days you’d prefer.
What a gutter survey looks like in Clothall
Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you let a flat or house near Baldock station, a dated record of the roof is useful when planning maintenance across a let. If you look after a building like Weston Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark like Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Can I check my roof myself?
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
What this survey can’t tell you
We only report what can safely be seen on the day, so there are some things a survey can’t cover:
- The inside of a downpipe along its whole length
- Gutters out of sight from every safe viewpoint
- What’s behind fascias and inside walls
If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey before you book. The full list of what we check.
Roofs we survey in Clothall
- Parapet and box gutters
- Valley gutters
- Eaves gutters
- Fascias and soffits
- Outlets and hoppers
- Downpipes
Before and after the survey
Over many surveys, some simple habits stand out as worth the effort:
- Keep climbers away from the eaves
- Leave gutter checks at height to someone equipped for it
- Look for green streaks or damp patches on walls
- Ask for valleys and parapet gutters to be cleared too
If we think the problem lies underground, we will say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but you can’t check them from the street, so ask for them to be included when gutters are cleared.
Why it is worth a survey now in Clothall
A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without one, it is guesswork from the ground. In a place like Clothall, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the exact price before you book.

Questions from Clothall
Do you cover smaller places like Clothall?
We do. Villages and rural addresses get the same survey as a town house.
Does a conservation area affect roof work in Clothall?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
How do I arrange a gutter survey in Clothall?
To book, phone 07833 053749 or email us and tell us the address and what you need to know. We’ll confirm the price and find a day that suits.
Are you structural engineers?
No. We point out what can be seen, like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Is there a good time of year to book a gutter survey?
Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
What do I do with the report?
We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
