Local roofs in Weston

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take a building like Weston Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Baldock station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Chimney survey in Weston: what you get

We inspect chimneys from wherever they can safely be seen: the ground, nearby windows and higher points, and the loft space where it is safe. With our Premium Survey, a drone inspection is included where applicable. Where part of a stack cannot be seen, the report says so. Each defect is recorded with a photo and a plain description. Typical surveys look at damp patches on chimney breasts and loose, cracked or missing pots, across brick chimney stacks, flaunching and chimney breasts.

In a village or hamlet like Weston, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

How the survey changes by roof type

Chimney breasts and the loft

Damp patches on chimney breasts often point to a problem above. We check the breasts and the stack in the loft space where we can reach.

Flaunching

The sloping mortar around the pots is called flaunching. Cracks in it let water into the stack.

The survey, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes about one to two hours at a typical home, and more on a big or complicated roof. Somewhere like Weston needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Before we arrive

  • Make sure pets are kept safely away
  • Check we can get to the back of the property
  • If the roof is shared, arrange access with whoever manages the building

Advice

What we’re asked to look at in Weston

Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People typically call us when they notice damp or a problem with the stack, or before a purchase.

Typical things we are asked to look at include:

  • Flaunching that has broken away
  • Spalled or crumbling bricks
  • Flashings pulling away from the stack
  • Disused chimneys trapping moisture

For an older house near a landmark such as Church of the Holy Trinity, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Choosing a roof surveyor

What a good roof survey covers

What this survey cannot tell you

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • A structural engineer’s assessment
  • The inside of the flue, which needs a sweep or flue specialist
  • Gas safety checks, which need a Gas Safe registered engineer

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.

Common questions in Weston

Do you cover smaller places like Weston?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you survey roofs for landlords with property near Baldock station?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

My chimney looks like it’s leaning. What should I do?

Have it checked rather than leaving it. Stacks can lean when mortar on one side breaks down. The survey records what we can see, and a structural engineer can assess whether it needs work.

How fast do I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

Will you go up on the roof?

Only when it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Is a chimney survey the same as a flue inspection?

No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

What does a roof survey cost?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.
