How new roof snagging works in Rooks Nest
People book us after having a roof replaced or re-covered and some new-build owners want their roof looked at. We inspect each roof as far as safe access allows, from the ground, vantage points, the loft space and the roof where safe. You then get a report with photographs to share with your roofer. We survey replacement roofs, flashings and valleys and new flat roofs, and people most often book us about gutters or fascias damaged during the job and untidy or loose verge details.
For a small place like Rooks Nest, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Whether you are buying or checking new work, the same care goes into it. Visits can be booked seven days a week.
The report records the new roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What else we do in Rooks Nest
Landlord and commercial surveys in Rooks Nest
We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the new roof, with photos.
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or drop us an email with the addresses.
What we do, step by step
We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two for most homes, depending on how much new work there is to check. In a hamlet or village like Rooks Nest, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- First, we note any deadlines and concerns.
- We inspect as far as safe access allows.
- We work through ridges, verges, valleys and flashings.
- Debris and damage to other parts are recorded.
- You receive a report to share with your roofer.
Before we arrive
- Check we can get to the back of the property
- Tell us about any leaks, stains or damp patches you know of
- Buyers: confirm access with the estate agent or seller
Getting a price
New roof snagging starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or send us an email to find out.

Common roof problems in Rooks Nest
Scaffolding and materials can damage other parts of a building. A snagging check looks around the property as well as at the roof.
Here are some of the things we see frequently:
- Cracked lower roofs or marked walls after the work
- Gutters blocked by building debris
- Verge tiles or slates not secured
- Tiles or slates sitting out of line
Take an older house close to Church of Saint Nicholas: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Choosing a roof surveyor
- What experience they bring
- Which limits apply to the survey
- Which parts of the roof they’ll actually see
- Their drone registration, if they fly one
Local roofs and buyers in Rooks Nest
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most. About 3.7 miles south-east lies Aston Bury, a reminder of how long the area around Rooks Nest has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

What we need to know
You do not need to know any roofing terms. Just let us know:
- Where any leaks, stains or damp patches show inside
- Any deadline, such as an exchange date
- Whether there’s a loft hatch, a shared roof or tricky access
- The type of building and roof, like pitched or flat
Not sure which survey you need? It is easiest to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.
What you can safely check yourself
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Common questions in Rooks Nest
Is my home in Rooks Nest listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
My home in Rooks Nest has a flat-roofed garage or porch. Is it worth having that looked at?
Yes, if you’d like it included, mention it when booking. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
How much time does a snagging visit need?
Most house visits take about 1–2 hours, and longer for large or complex roofs.
Do you survey on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.
What’s the best way to book?
The quickest way is to call 07833 053749 or email us. Let us know the address and a little about the roof. Surveys run seven days a week.
