About our landlord roof survey in Chells
Some landlords book a survey when they buy a property to let, or after a tenant reports a leak. Others want a regular survey for a rolling maintenance plan. The report is laid out the same way whatever the reason, with photos and recommendations. We survey on weekdays and at weekends, which can make access easier to arrange. We survey shared roofs, converted houses and rented houses, and common reasons people get in touch are chimney stacks in poor repair and worn ridges, hips and verges.
Houses in smaller places like Chells can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Landlord and commercial surveys in Chells
Freeholders and residents’ companies use a roof report to plan and budget.
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.
What happens if roof problems are left?
Budgets work best when they’re based on the roof’s actual condition. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. Around Chells, leaves and moss in gutters lead to overflowing water and damp walls. It’s easy to sort the cause early and slow to dry a damp wall.
All our prices include VAT. Landlord roof survey starts from £150, including VAT. We confirm the price for your roof before booking.

- An independent look at the roof
Take a look at what a roof survey costs and two real surveys.
What happens on the day
The visit has one job: to see as much of the let or shared roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It typically takes an hour or two for a house, and longer for a block or a building with several roofs. For a survey in Chells, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.
- You let us know about the building, its roofs and any known leaks.
- We confirm the access we’ll need.
- The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photographs.
Before the survey
- Have any questions written down, so nothing gets missed
- Leave side gates unlocked
- Dig out any old roof reports or invoices

Landlord roof surveys around Chells
Chells is part of Stevenage, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you own a rental within reach of Stevenage station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like The Nobel School: a written record of a large roof helps plan work for the holidays rather than in term time. If yours is one of the older homes in the streets near St Hugh & St John, its chimney, valleys and lead work are likely to be the parts that need attention first.

How we price landlord roof surveys
Several things affect the price of a survey:
- The height of the building and how the roof can safely be seen
- Any need for thermal images or a drone flight
- Basic, Standard or Premium
- The type of building, from a house to a block or an office
Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Helping us price your survey
There is no need for technical words. It is enough to let us know:
- Anything about access we should know
- Pictures from the garden or a window, if you have them
- The reason for the survey, such as buying, a leak or storm damage
- Dates you are working to, such as exchange

Before and after the survey
Small things make a difference. Some pointers:
- Ask residents to report damp straight away
- File each roof report for future reference
- Keep roof outlets and gutters clear
- Don’t store items over the loft hatch
Questions about the findings are welcome. With the Standard Survey there’s a follow-up consultation, and Premium includes an in-person consultation.
Regular roof checks beat waiting for a leak. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.
