Roof survey in Newnham: what you get
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you are worried about valley linings that have cracked or split and ponding, splits or blisters on flat roofs, we can find out what’s behind it, whatever the roof.
In a small place like Newnham, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
Where we can’t see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Roof by roof
Flat roof coverings
Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.
Concrete interlocking tiles
On low-pitched roofs, the laps and fixings of interlocking tiles matter. We look for lifted, cracked or slipped tiles, especially at the verges and ridge.
What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
What happens if roof problems are left?
Before you put a home on the market, it helps to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them. In a place like Newnham, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Newnham homes and their roofs
About 1.4 miles north lies Hinxworth Place, a reminder of how long the area around Newnham has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you own one of the older houses in the streets near Church of St Vincent, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Baldock station, a dated record of the roof is useful when planning maintenance across a let. If you look after a building such as The Knights Templar School, large buildings have long gutter runs and big roofs that need checking like any other.

How the survey works
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. In a small place like Newnham, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

When you need someone else
Some things can’t be seen without opening up the roof, and that sets some limits:
- The condition of the rest of the building (that’s a RICS home survey)
- What’s under the slates, tiles or felt
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What our survey covers.
Roof types and parts we check
- Chimney stacks
- The roof space
- Lead flashings

- Natural slate
- Ridges, hips and valleys
- Clay and concrete tiles
Tips from our surveys
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Make sure we can open the loft hatch
- Let us know about any leaks or stains you’ve seen
- Keep the report with your property records
- Check the roof from ground level after storms
With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that isn’t clear.
After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
Newnham questions
Is Newnham within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Does a conservation area affect roof work in Newnham?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
How much does a roof survey cost in Newnham?
Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Is this a RICS survey?
No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
How experienced are you?
Over 20 years and more than 5,000 surveys.
Will you fly a drone over my roof?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Is your survey a structural engineer’s report?
No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey is not a structural engineer’s report.
