Landlord and commercial surveys in Newnham
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it when you book and we’ll plan the survey around it.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
About our drone roof survey in Newnham
Every flight starts with an airspace check. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If permission isn’t given, we inspect by other means and tell you. Prisons have their own drone restriction zones too. We survey tall and steep roofs, chimney stacks and valleys and parapet gutters, and the problems we’re asked to look at most are debris building up in hidden gutters and wind damage high on the roof.
Older buildings in small places like Newnham may be listed or in a conservation area. A look by drone or thermal camera doesn’t touch the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
What you get is a clear record of the roof on the day we saw it. It’s useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

What a drone roof survey looks like in Newnham
Every flight is checked against the Drone Safety Map first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help.
With Hinxworth Place about 1.4 miles north, the area around Newnham has a long history. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings. For an older house near a landmark such as Church of St Vincent, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
Newnham is about 3 miles north-east of Letchworth, in Hertfordshire. Houses, flats, blocks and commercial buildings in Newnham can all book drone roof surveys. Our Hertfordshire coverage includes Newnham. We also survey roofs in Milton Keynes.

Do you need a drone roof survey in Newnham?
Many roofs are never seen properly from ground level. Rear slopes, valleys and the tops of chimneys are hidden. Faults there can go unnoticed for years.
Signs worth acting on include:
- Standing water on a flat roof
- Flashings that have come away
- Outlets choked with leaves and silt
- Tired mortar and pots at the top of a stack
If you look after a building such as The Knights Templar School, a drone or thermal camera can show a large roof in a single visit.
Choosing a roof surveyor
- What exactly goes into their report
- Whether they hold professional indemnity and public liability insurance
- Is VAT included in the price?
- How long they’ve been surveying roofs
Questions from Newnham
Does a conservation area affect roof work in Newnham?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Will you come out to Newnham?
We do. Villages and rural addresses get the same survey as a town house.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
Can a drone see inside my loft?
No. The drone photographs the outer surfaces, but not the loft or the underside. Where there is safe access, we check the loft space from inside.
Are there drone restrictions in central London?
Parts of central London are restricted, including areas over Hyde Park, the City of London and the Isle of Dogs, and flights there need NATS permission. We check before every flight and seek permission where needed.
Do you climb onto every roof?
Only if it is safe. We inspect everything that’s safely in view: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.
Are you insured?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
What happens if roof problems are left?
Photographing a roof from the air doesn’t touch it. Nothing is cracked or dislodged by footsteps, so you see the roof exactly as it is. Around Newnham, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

How we price drone roof surveys
All our prices include VAT. The things that change the price are:
- Extensions, dormers and garages with roofs of their own
- Building height and the viewpoints available
- Chimneys, valleys, parapets and other details
- Whether thermal imaging or a drone is needed
To find out what your survey will cost, ring 07833 053749 or email us with the address and some details. The price is agreed before a date is set.
Getting in touch
You do not need to know any roofing terms. Just let us know:
- Any deadline, like an exchange date
- The address and postcode of the property
- Access details, like a loft hatch or a shared roof
- What made you get in touch
To arrange a survey, phone 07833 053749 or send us an email with the address and what you’d like to know about the roof. We’ll confirm the price before you book.
How the survey changes by roof type
Flat roofs on tall buildings
Flat roofs on tall buildings are often seen by nobody. A drone shows ponding, splits, blisters and worn upstands.
Chimney stacks
Leaning stacks and loose pots are easier to judge from above. We record what we find with photos.
How it works
We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. Somewhere like Newnham needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- We start by checking the airspace and any restrictions at your address.
- Where a flight restriction zone or restricted area applies, we seek permission first.
- Before the flight, we check the conditions and the take-off spot.
- We fly the drone close to the roof to photograph it in detail, always in sight.
- We email a written report with the photographs and our recommendations.
Getting ready for the survey
- Have keys ready for side gates, garages or roof access doors
- If it isn’t your property yet, arrange access through the agent
- Jot down any questions you want answered
