Drone roof survey in Caldecote

Drones need reasonable weather. We don’t fly in strong wind or heavy rain, because the drone has to stay safely under control. If the weather turns, we will agree another day or inspect what we can by other means. The forecast is checked ahead of the visit and again on the day. Calm, dry conditions give the sharpest close-up photos. A short delay is better than a rushed flight. If you’re worried about eroded pointing on a chimney stack and damage after a storm that can’t be seen from below, a survey will tell you what’s going on.

In a small place like Caldecote, open ground can mean strong wind. A small drone cannot fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

The survey, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes between one and two hours at a typical home, and about three to four hours for a commercial roof. In a hamlet or village like Caldecote, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Any flight restriction at the address is checked, with permission requested if required.
  3. On the day, we check the wind, weather and site before flying.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. You receive a written report with the photos and our recommendations.

Different roofs, different checks

Large commercial roofs

Cement sheet roofs on buildings from before 2000 may contain asbestos. We flag it in the report so a specialist asbestos surveyor can check.

Flat roofs on tall buildings

The flat roof on top of a block is rarely looked at. From above, standing water, splits and tired upstands are clear.

Drones, thermal imaging and Caldecote roofs

Historic houses such as Hinxworth Place, about 0.6 miles north, show how far back building in the area around Caldecote goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

If you live in an older home near St Mary Magdalene's Church, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from the air or with a thermal camera helps.

Useful tips for Caldecote property owners

Small things make a difference. Some pointers:

  • Check the loft can be reached
  • Share the postcode so we can check for restrictions
  • Let neighbours know about the flight if your roof is shared
  • Keep pets indoors during the flight

Premium also includes a 12-month follow-up. It helps you see how the roof has changed over the year, and whether work has done its job.

Look at the roof from ground level after strong winds. Pieces of slate or tile on the ground mean something has moved. A drone can show exactly what has moved.

FAQs for Caldecote

Does a conservation area affect roof work in Caldecote?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you fly a drone over a roof in Caldecote?

The answer turns on the exact location and the conditions on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Will you go up on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

Are you structural engineers?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

How do I book a survey in Caldecote?

Just call 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do you look in the roof space?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

What affects the cost of drone roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The shape of the roof and its details
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether it’s a home or a commercial building
  • Any need for thermal images or a drone flight

Every price we give includes VAT. Prices start from £400, including VAT. We confirm the price for your survey before booking.

Getting in touch

If you can, have these to hand when you get in touch:

  • Access details, such as a loft hatch or a shared roof
  • What made you get in touch
  • The address and postcode of the property
  • Dates you’re working to, such as exchange

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or use the contact form.

Checking the roof from the ground

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
