Flat roof survey in Caldecote, Hertfordshire
Flat roof surveys for homes and businesses in Caldecote. We’ve completed more than 5,000 surveys across London and South East England.
- Blocked or damaged outlets
- Dips that suggest the deck is deflecting
- Ponding water that doesn’t drain away
What happens on the day
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. If you have questions on the day, just ask. Cottages and farmhouses around Caldecote often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We check the roof from wherever it can be seen safely.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.
Getting ready for the survey
- Have any questions written down, so nothing gets missed
- Agree roof access with the managing agent if it’s shared
- Mention any parking restrictions on your street
How to book
Our price is from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or send us an email with the details.

Flat roof survey in Caldecote: what you get
Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. We are often asked to look into raised blisters across the surface and damaged trims at the roof edge, on felt flat roofs, single-ply membranes and mastic asphalt.
Flat roofs on exposed homes in small places like Caldecote take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put with the most urgent first where relevant.

What affects the cost of flat roof surveys
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- The package you choose: Basic, Standard or Premium
- Chimneys, valleys, parapets and other details
- The use of thermal imaging or a drone
- The roof’s overall size
A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for the job before you book.
Booking your survey
If you can, have these to hand when you get in touch:
- Pictures of the roof from a safe spot, if you have them
- Any stains, drips or damp patches you’ve seen indoors
- The kind of building and roof involved
- Your timetable, such as an exchange date
If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.
Rented homes, blocks and businesses
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.
With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or email us with the addresses.
What we look for on each type of roof
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.
Rooflights and upstands
We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photographs.
Do you need a flat roof survey in Caldecote?
Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.
We are frequently asked to look at:
- Splits, cracks and crazing
- Gaps at upstands and abutments
- Blocked or damaged outlets
- Standing water left after rain
For an older house near a landmark such as St Mary Magdalene's Church, flat-roofed rear additions and dormers added over the years are worth checking.
What to check before booking
- Whether VAT is added on top
- Is there a chance to talk the report through?
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
What we can’t see
In fairness, a roof survey has limits:
- An exact number of years the roof has left
- Parts of the roof that are not safe to walk on or view
- A structural engineer’s assessment of the deck
If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey before you book. What a survey covers and doesn’t.

Caldecote questions
Will you come out to Caldecote?
Yes, Caldecote is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Does a conservation area affect roof work in Caldecote?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
How long is the visit?
It typically takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. You will then get the report by email.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
How soon will I get the report?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Can you find where water is getting through my flat roof?
The survey covers the covering and all the details where leaks normally begin, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
Local flat roofs in Caldecote
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Hinxworth Place, about 0.6 miles north, is one of the historic houses in the wider area around Caldecote. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
