How a drone roof survey works in Bygrave
Every flight starts with an airspace check. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If we can’t fly, we use other safe vantage points instead and tell you. Prison sites also have drone restriction zones. If you’ve noticed slipped or missing slates on a high roof and vegetation in valleys and gutters, a survey will tell you what’s going on.
In a village or hamlet like Bygrave, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you cannot get from ground level. Weather and airspace are looked at ahead of the visit, and the journey is planned beforehand. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

Can I check my roof myself?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.
What affects the cost of drone roof surveys
The price reflects the time and kit the roof needs. The main factors are:
- If the survey needs thermal imaging or a drone
- How many separate roofs there are, such as extensions, dormers and garages
- Height and safe access
- Commercial roofs and larger buildings
Drone roof survey starts from £400, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.
Getting in touch
Some details help us recommend the right survey and price. When you contact us, tell us:
- Anything about access we should know
- Any marks or damp showing indoors
- Any deadline, such as an exchange date
- The property’s address and postcode
Unsure which package suits your roof? The easiest way is to call 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
The survey, step by step
We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey usually takes an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours. In a hamlet or village like Bygrave, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We start by checking the airspace and any restrictions at your address.
- Where a flight restriction zone or restricted area applies, we seek permission first.
- We assess the wind, the weather and the surroundings before take-off.
- The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
- We email a written report with the photographs and our recommendations.
Before we arrive
- Let us know about any leaks, stains or damp patches you know of
- Agree roof access with the managing agent if it is shared
- Check the loft hatch can be reached

When you need someone else
Without opening up the roof, some things stay hidden, so a survey has limits:
- Structural calculations (that is a structural engineer’s job)
- Photos in conditions too poor to fly
- The underside of the roof (that needs an inside check)
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and does not.
What we check
- Flat roofs on upper floors
- Tall and steep roofs
- Fragile roofs
- Chimney stacks
- Large and complex roofs
- Valleys and parapet gutters
What we are asked to look at in Bygrave
From the pavement, most of a tall roof is out of sight. You can’t see the back slope, the valleys or the chimney tops. Problems in those places often go unseen until they leak.
Signs worth acting on include:
- Lead work pulling away at abutments
- Hidden gutters full of leaves
- Slipped or missing slates on a high roof
- Moss and weeds taking hold up top
The streets around a church such as Church of St Margaret of Antioch are often among the oldest in a place, and if your house is among the older ones nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.
Choosing a roof surveyor

- How much experience they have with roofs like yours
- Their drone registration, if they fly one
Drones, thermal imaging and Bygrave roofs
Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.
Hinxworth Place lies about 2.9 miles north-west, so building around Bygrave goes back a long way. Older roofs nearby can be steep and hard to see from ground level, and a survey from the air or with a thermal camera doesn’t touch the roof itself. If you look after a building such as The Knights Templar School, a view from above covers a wide roof far faster than walking it.
Bygrave is about 3 miles north-east of Letchworth, in Hertfordshire. We visit Bygrave as part of our work across Hertfordshire, for houses, flats and commercial buildings. Bygrave is one of the towns and villages in Hertfordshire we cover. For surveys nearby, see our Milton Keynes page.

Bygrave questions
Is drone flying allowed in Bygrave?
The answer turns on the exact location and the conditions on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.
Will you come out to Bygrave?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
What do I do with the report?
You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Will you walk on the roof?
Only if it is safe. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.
Can you survey a shared roof?
Yes, if the freeholder or managing agent agrees access. We look at the parts we are given access to.
What does the report include?
It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

What we look for on each type of roof
Valleys and parapet gutters
When a parapet outlet blocks, water can come inside. We check outlets and photograph any build-up.
Flat roofs on tall buildings
The flat roof on top of a block is rarely looked at. A drone shows ponding, splits, blisters and worn upstands.
