Landlord roof surveys near Bygrave

How a landlord roof survey works in Bygrave

We survey let and shared roofs in Bygrave and across London and South East England. A visit normally takes an hour or two for a house, and about three to four hours for a commercial roof. Everything is inspected as far as it can safely be seen including by drone where it applies. You then get a report with photos. We survey shared roofs, flat roofs on blocks and blocks of flats, and people most often book us about loose ridge or hip tiles and slipped or missing slates and tiles.

Somewhere as small as Bygrave, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

Common questions in Bygrave

Is my home in Bygrave listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is Bygrave within the area you cover?

Yes. Bygrave is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

How much time does the visit need?

It typically takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. We’ll give you an idea when you book.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

Leave it or get it looked at?

Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. A survey looks at the roof itself. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Asbestos testing of roof sheets or soffits
  • A full structural assessment of the building
  • The rest of the building, as a RICS Level 2 or 3 survey would

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Gutters and downpipes
  • Flat roofs on blocks
  • Shared roofs
  • Rented houses
  • Converted houses
  • Blocks of flats

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, take photographs as we go and record our findings for the written report. It usually takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. Older roofs in small places like Bygrave can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Find any records of previous roof work
  • Check pets are kept safely away

Local roofs in Bygrave

Historic houses such as Hinxworth Place, about 2.9 miles north-west, show how far back building in the area around Bygrave goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Landlords with a home close to Baldock station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings such as The Knights Templar School, large buildings have long gutter runs and big roofs that need checking like any other.

Different roofs, different checks

Party-wall upstands and parapets

Where a roof is shared with neighbours, we can only inspect what we are given access to, and the report says what was seen.

Shared chimney stacks

Many terraces and conversions have shared stacks. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

What affects the price in Bygrave

When we price a survey, we consider:

  • Which survey package you book
  • Commercial roofs and larger buildings
  • How many separate roofs there are, such as extensions, dormers and garages
  • Features like valleys, chimneys, dormers and parapets

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Helping us price your survey

There’s no need for technical words. It is enough to let us know:

  • Where water is showing inside, if it is
  • Any deadline, such as an exchange date
  • Pictures from the garden or a window, if you have them
  • The reason for the survey, like buying, a leak or storm damage

If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To get started, ring 07833 053749 or send us an email.

Common roof problems in Bygrave

Agents and freeholders have budgets to set. Planning is difficult without knowing the roof’s condition and how soon.

Problems we come across frequently include:

  • Mortar falling from ridges and verges
  • Slipped or missing slates and tiles
  • Damaged party-wall upstands or parapets
  • Ponding or splits on flat roofs

If you live in an older home near Church of St Margaret of Antioch, its chimney, valleys and lead work are likely to be the parts that need attention first.
