Roof leak investigation in Bygrave: what you get

Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and follow the evidence. Every chimney, dormer and roof light adds more joints to check. We look at all of them, from each safe vantage point. If you’re worried about damp walls below an overflowing gutter and damp underlay across a wide area, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Bygrave, older roofs have frequently been repaired many times. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Leave it or get it looked at?

Wet insulation does not insulate well. Insulation can soak up water quietly before anything shows below. The sooner the cause is found, the less needs replacing. For older village homes like those around Bygrave, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

What you get with us

  • Photographs and a written report every time
  • 5,000+ roofs surveyed
  • An independent look at the roof
  • Visits on any day of the week

See how roof surveys are priced and two real surveys.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, from the ground, from windows, in the loft space and by drone where it applies. The survey typically takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. Around Bygrave, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

Advice

Tips from our surveys

There is plenty you can do without going near the roof. Here’s what helps most:

  • Let us know what has already been tried
  • Catch drips in a bucket and protect the floor
  • Take dated photos of the leak
  • Check the loft is accessible

Any roofer you ask to quote can work from the report. The photos show the defects and where they are, rather than at the stain.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

Questions from Bygrave

Do you carry out roof surveys in Bygrave?

We do. The survey and report are the same in Bygrave as anywhere else.

Does a conservation area affect roof work in Bygrave?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you trace a leak in dry weather?

In most cases, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.

Do you climb onto every roof?

Only if it is safe. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

How experienced are you?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

Do you use thermal imaging to find leaks?

Thermal imaging is used where it’s useful, and it is part of the Premium Survey. It shows temperature differences, not water itself, so anything it suggests is checked with moisture readings.

Could my leak actually be condensation?

Many apparent leaks turn out to be condensation. A leak typically shows in one area and follows rain, while condensation is often spread out and worse in cold weather. The report explains which it looks like and what to do.

Wind, rain and roofs in Bygrave

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. The covering and its details give the first clues when tracing where water is coming from. Hinxworth Place, about 2.9 miles north-west, is one of the historic houses in the wider area around Bygrave. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Baldock station, a clear finding on where water gets in helps you brief a roofer right away. For site and facilities teams at buildings such as The Knights Templar School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

What affects the cost of roof leak investigations

Not every roof costs the same to survey, for these reasons:

  • The number of roofs, including extensions and garages
  • Basic, Standard or Premium
  • How tall the building is and how easy the roof is to see
  • Whether thermal imaging or a drone is needed

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Pictures of the roof from a safe spot, if you have them
  • Whether there is a loft hatch, a shared roof or tricky access
  • What made you get in touch
  • Where the property is, with the postcode

Not sure which survey you need? The easiest way is to call 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll explain the options and the price.

DIY checks: what’s safe

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Common roof problems in Bygrave

Flat roofs fail with age and wear. Felt often lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Upstands and outlets are common weak points.

Most people get in touch when they’ve noticed one of these:

  • Condensation that looks like a leak
  • Damp on a chimney breast
  • Wet patches high on an inside wall
  • A leak that comes and goes with the weather

If you live in an older home near Church of St Margaret of Antioch, old mortar, worn lead and slipped slates are the usual suspects when water gets in.
