FAQs for Ashwell

Is my home in Ashwell listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover Ashwell?

Yes. Our area covers London and the South East, and Ashwell is part of that. Just call 07833 053749 or email us and let us know about the property.

What does a roof survey cost?

Our price is from £150, including VAT. We confirm the exact price before booking, based on the roof’s size, access and package. For a price, phone 07833 053749 or send us an email.

Will you fix the leak as part of this?

Our job here is to trace the leak and explain it, not to carry out the repair. The report gives any roofer a clear brief.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Do you look in the loft space?

If there is a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

How fast do I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Roof leak investigation in Ashwell: what you get

Some ‘leaks’ aren’t leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Telling the two apart matters, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. We survey chimney stacks, valleys and parapet gutters and rooflights and dormers, and the problems we are asked to look at most are drips in the loft during heavy rain and drips from nail tips in a cold loft.

Houses in smaller places like Ashwell can stand more in the open, so wind and driving rain find any weakness in ridges, verges and flashings. A leak that only appears in certain weather frequently points to an exposed detail. Tell us when it happens when you contact us. Gutters and downpipes on the exposed side are worth a look as well.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Do you need a roof leak investigation in Ashwell?

Many leaks begin at a flashing. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. Once that seal cracks or lifts, water gets behind it.

Most people get in touch when they’ve noticed one of these:

  • Wet patches on loft insulation
  • Damp ceilings under a flat roof
  • Leaks that appear only in driving rain
  • Damp patches next to the stack

If you look after a building like Ashwell Primary School, a leak through a large roof is often found some distance from where the water shows inside.

Before you book any roof surveyor

  • Is there a chance to talk the report through?
  • How long the report takes to arrive
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What a roof survey includes

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Leaks that only appear in weather we can’t recreate
  • Water from pipes, tanks or heating systems
  • A structural engineer’s report

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey before booking. What our survey covers.

What this survey covers

  • The roof space
  • Lead flashings
  • Slate and tile slopes
  • Flat roof details
  • Rooflights and dormers
  • Valleys and parapet gutters
  • Chimney stacks

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Write down the wind direction and rain when it leaks
  • Leave roof access to professionals
  • Keep water away from lights and sockets
  • Clear the loft hatch so we can get in

If there are several possible sources, we list them in order of likelihood. We say which items need prompt attention.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and catching wear early keeps water out.

How the survey works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take an hour or two, more where the leak is intermittent or the roof is large. For a survey in Ashwell, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. You get in touch with details of the leak and any photos.
  2. The visit starts indoors, at the stain and in the loft.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. We email a report with photographs, the likely entry point and recommendations.

Before the survey

  • Move anything stored under the loft hatch
  • Mention any parking restrictions on your street
  • Buyers: confirm access with the estate agent or seller

Getting a price

A quick phone call is typically the easiest start: ring 07833 053749 or email us, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

Wind, rain and roofs in Ashwell

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these roof types has its own typical places for water to get in. With Hinxworth Place about 1.8 miles west, Ashwell sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Ashwell & Morden station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. For an older house near a landmark like St Mary's Church, lead flashings, valleys and old chimneys are typical places for water to get in.

Ashwell is about 5 miles north-east of Letchworth, in Hertfordshire. We visit Ashwell as part of our work across Hertfordshire. Ashwell is one of the towns and villages in Hertfordshire we cover. Our Milton Keynes page covers surveys nearby.

Postcode districts we cover here for roof leak investigations: SG7. That includes homes and businesses on High Street, Station Road and Alms Lane and the roads around them. If you’re just outside Ashwell, we cover Ashwell End (1 mile west), Bury End (2 miles west), Newnham (2 miles south-west), Caldecote (2 miles west) and Hinxworth (2 miles west). Larger places within reach include Stevenage (9 miles south), Hitchin (8 miles south-west), Letchworth (5 miles south-west), Letchworth Garden City (5 miles south-west), Stotfold (4 miles south-west) and Baldock (4 miles south).

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
