Roof Survey in Radwell
Roof surveys around Radwell, with findings in writing and pictures to back them up. Book a weekday or weekend visit.
- Loose ridge or hip tiles
- Gaps in the roof where coverings have gone
- Debris building up in roof valleys
Signs you need a roof survey in Radwell
The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs frequently have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.
Common reasons to book include:
- Worn lead at chimneys and abutments
- Debris building up in roof valleys
- Blocked, sagging or leaking gutters
- Loose chimney pots
If you look after a building like Norton St Nicholas CofE (VA) Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
Questions to ask before booking
- How much experience they have with roofs like yours
- What the survey won’t cover
- Whether the price includes VAT
- Will the report include photos?
Roof surveys for homes and businesses in Radwell
Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. If you are worried about ridge tiles that have lifted or moved and torn or sagging underlay, we can find out what’s behind it, on ridges, hips and valleys, chimney stacks and the roof space alike.
Some older homes in villages like Radwell are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You will see the good as well as the bad.

Honest limits
Some things can’t be seen without opening up the roof, so a survey has limits:
- Whether the roof structure meets design loads
- An exact number of years the roof has left
- Confirmation of asbestos in soffits or cement sheets

What this survey covers
- Ridges, hips and valleys
- Chimney stacks
- Flat roofs
- Clay and concrete tiles
- Lead flashings
- Natural slate
- The roof space
The survey, step by step
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. Older rural homes like those around Radwell can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- We start by hearing what you’d like checked and why.
- We agree a date, on a weekday, Saturday or Sunday.
- We look at the roof from every safe viewpoint, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- We email a report with photographs and recommendations.
How to prepare
- Make a note of anything you’d like us to look at
- Keep pets inside or away from the areas we’re looking at
- Leave side gates unlocked
Arrange a survey
If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or email us.

Questions from Radwell
Can a landlord with a rental near Baldock station book a roof survey?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
How do I find out if my home in Radwell is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Do you give a life expectancy for the roof?
Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
What’s the best way to book?
The quickest way is to call 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we’ll suggest the right survey. We survey seven days a week.
What’s covered in a roof inspection?
Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
What if it rains on the day?
Light rain does not normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.
Roof surveys in Radwell: local notes
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Hinxworth Place, about 2.4 miles north, is one of the historic houses in the wider area around Radwell. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
If you let a flat or house near Baldock station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark like Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
