Stotfold Common Roof Survey
Roof surveys in Stotfold Common from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us.
- Torn or sagging underlay
- Slipped, cracked or missing slates and tiles
- Valley linings that have cracked or split
How the survey works
Every roof is different, but as a rough guide the survey takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. If you have questions on the day, just ask. Older roofs in small places like Stotfold Common can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Preparing for the visit

Roof surveys for homes and businesses in Stotfold Common
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you’ve noticed ridge tiles that have lifted or moved and debris building up in roof valleys, a survey will tell you what’s going on.
In a village or hamlet like Stotfold Common, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Checking the roof from the ground
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Tips from our surveys
From years of surveys, a few habits stand out:
- Mention any flat roofs as well as the main roof
- Mention any damp patches when you book
- File the report with your home documents
- Take photos of any leaks as they happen
If you need work done, the report gives roofers a clear brief. The photos show what we found and where, so their quotes cover the same ground.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.
What affects the price in Stotfold Common
Prices vary from roof to roof, and it comes down to:
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether you choose the Basic, Standard or Premium Survey
- Extra roofs, like extensions, dormers or garages
- If the survey needs thermal imaging or a drone
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

Landlords, agents and block managers in Stotfold Common
If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which can make access easier.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

A felt roof frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check how the covering is wearing.
Stotfold Common homes and their roofs
About 1.8 miles north-east lies Hinxworth Place, a reminder of how long the area around Stotfold Common has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If you look after a building such as St Mary's CofE Academy Stotfold, large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Arlesey station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to Church of Saint Guthlac: its chimney, valleys and lead work are likely to be the parts that need attention first.

Stotfold Common questions
I let a flat near Arlesey station. Can you check the roof?
Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or send us an email with the details.
How do I find out if my home in Stotfold Common is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
