Pre-purchase roof surveys for homes and businesses in Stotfold Common
A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Choose the level that suits the home you’re buying. Every package comes with a written report, photos and recommendations. Common reasons to book are worn or lifted lead flashings and quick fixes on flashings and valleys, across lead flashings and valleys, chimney stacks and clay and concrete tiles.
Being in a small place like Stotfold Common makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Why it is worth a survey now in Stotfold Common
After exchange, any roof defect is yours to deal with. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
All our prices include VAT. Prices start from £150, including VAT. We confirm the exact price before booking.

Questions from Stotfold Common
Will you come out to Stotfold Common?
Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Does a conservation area affect roof work in Stotfold Common?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.
Is this an asbestos survey?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
Are you insured?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
Is your roof survey a RICS survey?
No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It doesn’t cover the rest of the property, which a RICS survey does.
Do you need access inside the house?
Where possible, yes. We look in the roof space where there’s safe access, and views from upper windows help too. Access is normally arranged through the agent or seller.
What a pre-purchase roof survey doesn’t cover
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- Whether timbers meet design loads
- A valuation or a promise of a lower price
- The condition of the rest of the house (that’s a RICS home survey)
Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before booking. The full list of what we check.

The survey, step by step
There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. A typical survey takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Cottages and farmhouses around Stotfold Common frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Before we arrive
- Find any records of previous roof work
- Move anything stored under the loft hatch
- If it is not your property yet, arrange access through the agent

What affects the price in Stotfold Common
Several things affect the price of a survey:
- Whether it is a home or a commercial building
- The size of the roof
- Whether thermal imaging or a drone is needed
- Height and safe access
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.
What to let us know when you contact us
The more you let us know, the easier it is to price the survey. When you contact us, tell us:
- Dates you are working to, such as exchange
- Where water is showing inside, if it is
- Any photos you have, taken from ground level or a window
- The address and postcode of the property
If you have photos of the roof, send them over. Take them safely from the ground or a window. To send them or to book, call 07833 053749 or email us.
Stotfold Common homes and their roofs
With Hinxworth Place about 1.8 miles north-east, Stotfold Common sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
Landlords with a home close to Arlesey station may find that a roof report gives you a clear picture before you buy or settle up with a roofer. Take an older house close to Church of Saint Guthlac: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Different roofs, different checks
Natural slate
Natural slate can last 100 years or more, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’.
Lead flashings and valleys
Flashings are a common source of leaks, so we check each one closely. Any that need attention are photographed and explained.
