About our pre-purchase roof survey in Fairfield

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. We do not offer a RICS home survey, and ours is not a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. The two sit side by side. Typical surveys look at standing water on a flat extension roof and gutters that overflow or drip at the joints, on gutters and downpipes, chimney stacks and flat-roofed extensions and dormers.

Some older homes in villages like Fairfield are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Local roofs and buyers in Fairfield

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Historic houses such as Hinxworth Place, about 3.7 miles north-east, show how far back building in the area around Fairfield goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

If you let a flat or house near Letchworth Garden City station, a roof report gives you a clear picture before you buy or settle up with a roofer. Take an older house close to St Thomas' Church: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What we can’t see

A survey is a close look at the roof, but it can’t do everything. The main limits are:

  • What’s under the slates, tiles or felt
  • Anything beyond the roof, which a full home survey covers
  • Asbestos testing of any kind

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.

What we check

  • The roof space
  • Flat-roofed extensions and dormers
  • Natural slate
  • Lead flashings and valleys
  • Gutters and downpipes
  • Chimney stacks
  • Clay and concrete tiles

Questions from Fairfield

Will you come out to Fairfield?

Yes. Fairfield is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you carry out roof surveys in Fairfield?

Yes, Fairfield is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Does someone need to be in?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Do I need a roof survey if I’m having a RICS survey?

It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Tell us your exchange date and we will help you choose.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

What affects the cost of pre-purchase roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • House, block, shop or office
  • The package you choose: Basic, Standard or Premium
  • The use of thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

We’ll typically ask about:

  • Any stains, drips or damp patches you’ve seen indoors
  • The type of building and roof, such as pitched or flat
  • Anything about access we should know
  • Dates you are working to, like exchange

If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.

What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. For a village or hamlet like Fairfield, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed ahead of time.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • If you are buying, let the agent know when we’re coming
  • Make a note of anything you’d like us to look at
  • For a flat or shared roof, check access with whoever owns or manages the building

Advice

Landlords, agents and block managers in Fairfield

Any of our surveys can be booked by landlords, agents and building managers in Fairfield. To discuss a property or a block, call 07833 053749 or email us.

Letting agents can arrange access with tenants. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What happens if roof problems are left?

After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Around Fairfield, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
