How a pre-purchase roof survey works in Astwick

Older homes frequently have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it cannot be seen from the street. Our survey picks it out, with photographs that show you exactly where. We explain each finding in plain English, so you know what it means for the house you are buying. We survey the roof space, clay and concrete tiles and gutters and downpipes, and common reasons people get in touch are bitumen or mortar used in place of proper repairs and gutters choked with leaves and moss.

Being in a small place like Astwick makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

How it works

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit normally takes about 1–2 hours at a typical home, and about three to four hours for a commercial roof. Older rural homes like those around Astwick can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We arrange access with you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Before we arrive

Advice

Astwick homes and their roofs

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most.

Hinxworth Place lies about 1.7 miles east, so building around Astwick goes back a long way. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. Landlords with a home close to Arlesey station may find that a written report helps before buying a rental or paying for a new roof on one. The streets around a church such as Church of Saint Guthlac are often among the oldest in a place, and if yours is one of the older homes nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Astwick is about 1 mile north of Stotfold, in Hertfordshire. Houses, flats, blocks and commercial buildings in Astwick can all book pre-purchase roof surveys. Our area takes in places right across Hertfordshire, from the larger towns to small villages. Our Milton Keynes page covers surveys nearby.

Why get it checked now?

A mortgage valuation is not a roof survey. Its job is to check the property’s value for the mortgage, and it won’t look closely at the roof. Our survey is done for you. Older cottages and farmhouses around Astwick can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Why us?

  • CAA-registered drone operator (Flyer ID and Operator ID)
  • 5,000+ surveys completed
  • Independent findings on the roof’s condition
  • Weekday and weekend surveys

Prices for pre-purchase roof surveys in Astwick

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Chimneys, valleys, parapets and other details
  • Height and safe access
  • The use of thermal imaging or a drone

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to let us know when you get in touch

Getting the details right at the start saves time. Please include:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • What made you get in touch
  • Pictures from the garden or a window, if you have them
  • The kind of building and roof involved

Photos help, if you have them. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To get started, phone 07833 053749 or send us an email.

Astwick questions

Is Astwick in the area you cover?

Yes. We cover the whole of London and South East England, and Astwick is part of that. Just ring 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.

How do I find out if my home in Astwick is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we will agree the details when you book.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Will you climb onto the roof?

Only where it’s safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where it applies.

Different roofs, different checks

Natural slate

Natural slate can last 100 years or more, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’.

Lead flashings and valleys

Many leaks start at a flashing, so we check each one closely. Any that need attention are photographed and explained.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Useful tips for Astwick property owners

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Ask for any paperwork for recent roof work
  • Ask who repairs the roof under the lease
  • Ask for loft access on the day
  • Notice patches of new decoration in top-floor rooms

Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. Premium comes with a follow-up after 12 months to see how things have changed.

Do not block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.
