How a chimney survey works in Astwick
On terraced and semi-detached houses, a chimney stack is often shared with next door. We check what can safely be seen and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. Everything is written up with photos and our recommendations. If you’ve noticed damp patches on chimney breasts and bricks with flaking faces, we can find out what’s behind it.
In a small place like Astwick, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

What else we do in Astwick
What a survey costs
Not every roof costs the same to survey, and it comes down to:
- The type of building, from a house to a block or an office
- The package you choose: Basic, Standard or Premium
- Height and safe access
- Chimneys, valleys, parapets and other details
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
The more you tell us, the easier it is to price the survey. When you contact us, tell us:
- The style of property, from a terrace to a block
- The address and postcode of the property
- When you need the report by
- Any marks or damp showing indoors
If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To send them or to book, ring 07833 053749 or send us an email.
What we look for on each type of roof
Rendered stacks
We cannot see the bricks behind render without it being opened up, so the report explains what we could and couldn’t assess.
Brick stacks
Many older stacks were built with lime mortar. We note where repairs should match the original mortar.
Tips that help
Most of what helps is simple and safe from ground level. A few suggestions:
- Find out whether changes to a stack need permission
- Note any damp on chimney breasts and when it appears
- Book a sweep for flues that are in use
- Make sure unused flues are capped with ventilation
If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. It gives them a clear starting point.
Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.
Your questions about chimney surveys in Astwick
Will you come out to Astwick?
Yes, Astwick is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
I let a flat near Arlesey station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. Just phone 07833 053749 or email us and let us know about the building, including who will give access on the day.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.
Do you need to get into the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
What causes damp on a chimney breast?
There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.
Does the report include photos?
Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.
Local roofs in Astwick
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Hinxworth Place about 1.7 miles east, Astwick sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near Arlesey station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near Church of Saint Guthlac, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like St Mary's CofE Academy Stotfold: large buildings have long gutter runs and big roofs that need checking like any other.
Astwick is about 1 mile north of Stotfold, in Hertfordshire. We carry out chimney surveys for homes and businesses in Astwick. Our area takes in places right across Hertfordshire, large and small. Milton Keynes is in our area too.

Why it’s worth a survey now in Astwick
Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a roofer. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
Chimney survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

The survey, step by step
Every roof is different; as a rough guide, the survey takes an hour or two for most homes, a little longer where there are several stacks. You are welcome to ask questions while we are there. Somewhere like Astwick needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We check the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Preparing for the visit
- If you’re buying, let the agent know when we’re coming
- For a flat or shared roof, check access with whoever owns or manages the building
- Show us where any leaks or stains appear
How to book
