Chimney surveys for homes and businesses in Stotfold
For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. Common reasons to book are cracked or missing flaunching and redundant stacks capped without ventilation, on brick chimney stacks, chimney breasts and chimney pots and cowls.
In a smaller place like Stotfold, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Prices for chimney surveys in Stotfold
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- The roof’s overall size
- Whether you choose the Basic, Standard or Premium Survey
- The height of the building and how the roof can safely be seen
- The use of thermal imaging or a drone
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.
Booking your survey
A few details help us recommend the right survey and price. When you contact us, it helps to mention:
- Where the property is, with the postcode
- Any marks or damp showing indoors
- What made you get in touch
- Photos of the roof, taken safely from the ground or a window
We confirm the price for your survey before booking, so you know where you stand. Prices start from £150, including VAT. To book, phone 07833 053749 or use the contact form.
How the survey changes by roof type
Flaunching
Flaunching is the mortar on top of a stack that holds the pots and sheds water. Once it cracks, water can get straight into the brickwork.
Chimney breasts and the loft
In the loft, staining around the stack often shows where water is getting in. We record what we see with photographs.
When to book a survey in Stotfold
Flashings seal the gap where a stack passes through the roof. They can lift in wind, crack with age or pull out of the mortar joints. Failed flashings are one of the most common causes of damp around chimneys. Lead is also a target for theft.
Typical things we’re asked to look at include:
- Lifted or split lead flashings
- Loose, cracked or missing pots
- Redundant stacks capped without ventilation
- Damp on a chimney breast inside
Take a building like Roecroft Lower School: a written record of a large roof helps plan work for the holidays rather than in term time.
Before you book any roof surveyor

- How long they’ve been surveying roofs
- Do they have a CAA Flyer ID and Operator ID for drone work?

Chimney surveys in Stotfold: local notes
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Hinxworth Place, about 2.4 miles north-east, is one of the historic houses in the wider area around Stotfold. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of Arlesey station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live in an older home near Church of St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Why act early in Stotfold
A loose pot or brick can fall from height. A survey picks them out so they can be made safe by a suitable contractor. On a bungalow or cottage around Stotfold, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.
Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Questions from Stotfold
Is my home in Stotfold listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
I let a flat near Arlesey station. Can you check the roof?
Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or email us with the address and what you need, and we will talk through which survey suits.
Can you give me structural calculations?
No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.
Will you check the chimney is safe to use with a fire?
No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.
Will you go up on the roof?
Only if it’s safe. We inspect what can safely be seen: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.
What we do, step by step
The aim of the visit is simple: to see as much of the chimney stack as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It usually takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. For a survey in Stotfold, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- First we talk through the stacks, their history and any problems.
- We look at every stack from wherever it can be seen safely.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the loft space.
- The report, with photographs and recommendations, is emailed to you.
Getting ready for the survey
- Check the loft hatch can be reached
- For a flat or shared roof, check access with the building owner or managing agent
- If you’re buying, let the agent know when we’re coming

Advice
Useful tips for Stotfold property owners
These tips come from what we see on roofs every week:
- Have brackets on the chimney checked
- Use the report as a baseline for future checks
- Book a sweep for flues that are in use
- Keep track of stains on chimney breasts
If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.
