Radwell Chimney Survey
Find out what’s going on with the chimney stack before you spend money on it. We carry out chimney surveys in Radwell, with photographs and a clear written report.
- A chimney out of line
- Cracked or missing flaunching
- Worn or missing pointing
Rented homes, blocks and businesses
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which helps when tenants work during the week.
Chimney survey in Radwell: what you get
Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. A survey finds these problems and records them with photos. If you’ve noticed cracked or missing flaunching and pots or cowls that look unsafe, a survey will tell you what’s going on.
Older buildings in small places like Radwell may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Questions from Radwell
Will you come out to Radwell?
We do. A small place gets exactly the same survey as a big one.
Can a landlord with a rental near Baldock station book a roof survey?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or drop us an email with the details.
Will you check the chimney is safe to use with a fire?
No. It is not a flue, sweep or gas safety inspection. We check the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.
How experienced are you?
More than 5,000 surveys over 20+ years.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.
Which parts of the chimney do you look at?
We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there is safe access. Everything is written up with photos.
How the survey works
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. The survey normally takes about 1–2 hours for most homes, a little longer where there are several stacks. Rural addresses near Radwell can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- The stacks are looked at from ground level, from windows and from other safe vantage points.
- Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
- Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
- You get a photo-illustrated written report and our recommendations.
Before we arrive
- Gather any invoices or paperwork from past roof work
- Make a note of anything you’d like us to look at
- Make sure the loft hatch can be reached
Booking a survey
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

What a chimney survey looks like in Radwell
With Hinxworth Place about 2.4 miles north, Radwell sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
Take a building like Norton St Nicholas CofE (VA) Primary School: large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as Church of All Saints, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Baldock station, a dated record of the roof is useful when planning maintenance across a let.

Landmarks near Radwell
We work in homes and buildings around The Knights Templar School, Norton School and The Chequers Public House, among other places. For rail, the closest station is Baldock station, roughly 1.2 miles south-east. Other landmarks nearby include Bygrave House (2 miles east) and Fairfield Hospital (1.9 miles west). The countryside around Radwell includes Arlesey Old Moat and Glebe Meadows.
Checking the roof from the ground
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Why get it checked now?
A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you can decide what to do next. Around Radwell, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

How the survey changes by roof type
Flaunching
Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.
Lead flashings
Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.
Useful tips for Radwell property owners
These tips come from what we see on roofs every week, before and after a survey:
- File photos of the stacks with your home records
- Photograph damp patches with the date
- Glance at the stacks from the street now and then
- Book a sweep for flues that are in use
Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.
Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.
