Thermal roof survey in Radwell

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where it applies, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. You can call 07833 053749 or drop us an email with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. We are often asked to look into cold areas below the roof and water that travels before it shows, on loft conversions, commercial roofs and flat roofs.

In a small place like Radwell, open ground can mean strong wind. A small drone can’t fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. Older rural homes like those around Radwell can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Advice

Thermal roof surveys in Radwell: local notes

Historic houses such as Hinxworth Place, about 2.4 miles north, show how far back building in the area around Radwell goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

If you live in an older home near Church of All Saints, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. Take a building like Norton St Nicholas CofE (VA) Primary School: a view from above covers a wide roof far faster than walking it.

Radwell is about 2 miles north of Letchworth, in Hertfordshire. In Radwell, as across Hertfordshire, every roof gets the same careful survey. Across Hertfordshire, we cover Radwell. We also survey roofs in Milton Keynes.

How we price thermal roof surveys

When we price a survey, we consider:

  • Whether thermal imaging or a drone is needed
  • The package you choose: Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages
  • How big the roof is

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Booking your survey

What helps most when you contact us:

  • How the loft is reached, if there is one
  • Your timetable, such as an exchange date
  • Where the property is, with the postcode
  • Where water is showing inside, if it is

You can call us seven days a week. To book or ask a question, call 07833 053749 or send us an email.

What we can’t see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • What’s inside walls or under coverings, without opening up
  • Readings unaffected by sun, shade or reflections
  • Proving moisture from the images alone

If in doubt, call 07833 053749 or email us and we will point you to the right survey. The full list of what we check.

Roof types and parts we check

  • Insulated roof spaces
  • Commercial roofs
  • Ceilings below the roof
  • Flat roofs
  • Pitched roof slopes
  • Loft conversions

Questions from Radwell

Is my home in Radwell listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Radwell?

Yes, Radwell is within the area we cover. Our area covers London and the South East. You can call 07833 053749 or drop us an email with the address and a few details.

What do I do with the report?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Can you do a thermal survey in any weather?

Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. Our report notes the conditions and how they affected the findings.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Can you use a thermal camera on a sloping roof?

It can be useful, though pitched roofs are usually harder to read. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there is safe access.

What does a thermal roof survey show?

The camera records how the surface temperature varies. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.

What you can safely check yourself

What you can’t do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Why act early in Radwell

For buyers, a thermal survey adds detail that a visual inspection cannot give. Hidden problems found before exchange can be raised with the seller or agent. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Why us?

  • A written report with photos
  • Prices that include VAT
  • Independent findings on the roof’s condition
  • CAA-registered drone operator (Flyer ID and Operator ID)

Before and after the survey

There’s plenty you can do without going near the roof. What helps most:

  • Keep dated photos of any marks on ceilings
  • Check outlets after heavy rain
  • Ask us about the forecast if rain is expected
  • Clear a path to the loft hatch before we arrive

Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it’s easy to find each area on the roof.

Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.
