How a thermal roof survey works in Stotfold

Thermal imaging works best in the right conditions. It’s useful to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We talk through the forecast when you book, and our report notes the conditions and how they affected what we saw. If you’re worried about water getting in at parapets and stacks and leaks that are hard to trace, a survey will tell you what’s going on, whatever the roof.

Around Stotfold, a good many roofs are low enough to see partly from the garden or the street. The parts you can’t see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day, as calm, dry conditions suit both. Close-up images frequently show wear on ridges, verges and flashings that cannot be judged properly from the ground.

The report records the roof as we found it on the day. It is useful right away, and a good reference for later.

Roof by roof

Pitched slate and tile roofs

On pitched roofs, slates and tiles over a ventilated space can mask what’s happening underneath. We combine the images with an inspection from the loft where there’s safe access.

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Questions from Stotfold

How do I find out if my home in Stotfold is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Stotfold?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you do a thermal survey in any weather?

Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. Our report notes the conditions and how they affected the findings.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Can thermal imaging show missing insulation?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it’s warm inside and cold outside. We look from the loft as well, where there is safe access.

Is thermal imaging useful on pitched roofs?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.

How quickly is the report sent?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when booking.

Airspace, weather and Stotfold roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. About 2.4 miles north-east lies Hinxworth Place, a reminder of how long the area around Stotfold has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

If your house is among the older ones in the streets near Church of St Mary the Virgin, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Stotfold is about 5 miles north of Hitchin, in Hertfordshire. Stotfold gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Stotfold is one of the places in Hertfordshire where we work. We also survey roofs in Milton Keynes.

We work across SG5 for thermal roof surveys. We offer thermal roof surveys to properties on High Street, Church Road and Meadowsweet Way. How we price thermal roof surveys

Prices vary from roof to roof, and it comes down to:

  • The use of thermal imaging or a drone
  • Building height and the viewpoints available
  • Extra roofs, like extensions, dormers or garages
  • Whether you choose the Basic, Standard or Premium Survey

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

What we need to know

Here’s what helps us most when you get in touch:

  • Photos of the roof, taken safely from the ground or a window
  • What made you get in touch
  • The type of building and roof, like pitched or flat
  • Where the property is, with the postcode

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, phone 07833 053749 or send us an email.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Keep the heating on as usual before a heat loss survey
  • Move stored items away from the loft hatch
  • Take photos of stains as they appear, so we can compare
  • Clear leaves from outlets and gutters each autumn

Buyers can use the findings when talking to the seller or agent. It is your decision how to use it, whether that’s asking for work or discussing the price.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.

What happens on the day

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours at a typical home, and longer for a large or complex roof. In a smaller place like Stotfold, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Getting ready for the survey

  • If it isn’t your property yet, arrange access through the agent
  • Have any paperwork from past roof work to hand
  • For flats, check roof access has been agreed

How to book

A quick phone call is usually the easiest start: ring 07833 053749 or use the contact form, and we will ask about the building and what you need. You will have a price before anything is arranged.

Advice

Signs you need a thermal roof survey in Stotfold

Some buyers want extra detail before they commit to a purchase. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which helps when timescales are tight.

Signs worth acting on include:

  • Stains that keep coming back
  • Water that travels before it shows
  • Moisture around outlets and upstands
  • Patches of heat loss across the roof

Take a building like Roecroft Lower School: thermal images can show where wet insulation sits under a big flat roof.

Choosing a roof surveyor

  • How long they’ve been surveying roofs
  • Their drone registration, if they fly one
  • Is there a chance to talk the report through?
  • What’s outside the scope of the survey
