New roof snagging near Stotfold

New roof snagging for homes and businesses in Stotfold

Replacing a roof costs a lot, so it is worth having it checked before the final payment. Our new roof snagging inspection looks for faults and unfinished work on the new roof and around it. The findings go into a written report with photos to share with your roofer. It is an independent check, separate from the roofer who did the work. We survey new-build homes, new flat roofs and flashings and valleys, and common reasons people get in touch are poorly finished verges and underlay at the eaves left exposed.

Smaller places like Stotfold often have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you’re buying in Stotfold or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the new roof, any defects and our written recommendations.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Estimates of what fixes will cost
  • Areas out of view from every safe viewpoint
  • Whether the roof will leak in future

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and does not.

What this survey covers

  • Ridges and verges
  • Loft conversions and dormers
  • Flashings and valleys
  • New-build homes
  • Replacement roofs
  • New flat roofs

Tips that help

Here are a few things we’d tell any owner:

  • Let your roofer know an inspection is planned
  • Look for debris left in gutters from the ground
  • Look for new stains after a downpour
  • Keep warranty papers safe

You receive a written report with photos of each snag and recommendations, prioritised by urgency where relevant. You can send it straight to your roofer.

Keep paperwork for the new roof together. The report belongs with them.

How the survey works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. In a smaller place like Stotfold, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. You tell us what work was done and when.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. The roof space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Have keys ready for side gates, garages or roof access doors
  • Make sure the loft hatch can be reached

When to book a survey in Stotfold

Scaffolding and materials can damage other parts of a building. A snagging check looks around the property as well as at the roof.

People usually book a survey when they’ve noticed something like this:

  • Offcuts and broken tiles left behind
  • Ridge and hip tiles not properly fixed
  • Verge tiles or slates not secured
  • Gutters or fascias damaged during the job

If you own a rental within reach of Arlesey station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Before booking anyone

  • Their insurance cover
  • Is there a chance to talk the report through?
  • Whether the loft is part of the inspection
  • How long the report takes to arrive

What to expect from a roof survey

Landlords, agents and block managers in Stotfold

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which helps when tenants work during the week.

Checking the roof from ground level

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Stotfold questions

Does a conservation area affect roof work in Stotfold?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Stotfold in the area you cover?

Yes, Stotfold is within the area we cover. We work right across London and the South East. You can call 07833 053749 or use the contact form with the address and a few details, and we will talk through which survey suits.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance.

What if it rains on the day?

Light rain does not typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.

Will you go up on the roof?

Only if it is safe. We inspect everything that’s safely in view: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.

Do you get involved if the roofer disagrees with the report?

No. We report on what we see. A disagreement about the work is between you and them, and the report gives you a clear record to refer to.

When should I book new roof snagging?

As soon as the work is finished, and before the final payment if you can. That gives time for any snags to be put right.

Buying a home or a new roof in Stotfold

Hinxworth Place, about 2.4 miles north-east, is one of the historic houses in the wider area around Stotfold. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if you own one of the older houses nearby, the roof may have had decades of patch repairs, and the survey shows where they are.
